mem1209 said:Dear Land_Registry,I would like to ask you for an advice about the process of the title deeds change/update.In this April I have started a remortgage process, all went smooth until I was told that my deeds have a charging order for CCJ dated 28.01.2008, placed on deeds in 2009, January. After shock and enormous stress over last 20 days I managed to get a confirmation from the original Bank, who placed a charge order, that the debt was paid in 2012 and the Bank has simply forgotten to apply for the charge removal! Now they told me that they made an application for removal on 11th May (I don't know reference number if it's exist). Also I was told by then that it may take 14 days or rather longer in todays unprecedented times! My question to you is there any chance to speed up the process of updating the deeds? As I am remortgaging to the lower interest rate it is highly important for our case to have no delay to avoid extra financial burden. With thanks for reply!“Official Company Representative

Hi,
I live in a Grade 2 listed converted ground floor flat and and adjacent to this is a disused outbuilding that I would like to approach the owner to enquire about purchasing, I have obtained land registry details for 5 properties left and 5 to the right and the disused building does not appear on any of them.
How do I go about finding who the owner is so I can contact them? The building has been empty and abandoned for at least the last 10 years
Many Thanks

If so then it may be unregistered but to be sure you’d need to make a postal search of the index map
The online service only provides registered information so if it is unregistered then it’s local detective work with neighbours, council or even local social media groups can help“Official Company Representative

SteveAs an alternative you could consider claiming adverse posession. You'd need to start using the land/outbuilding in question as if it were your own, without getting the permission of the owner. Ideally fence it off so others don't/can't use and/or remove the fence between your land and the land in question. Then wait 12 years. If no one objects in all that time, put in a claim. As the LR says, do a map enquiry first too if you've not done so already.

Hi, does anyone know how long the land registry backlog at the minute is? we are nearly ready to exchange contracts on a purchase but we have one last hold up and that’s the land registry registering the deed of variation for solar panels. A shade greener put the deed into the land registry on April 6th. Their request to expedit the application was refused because although it is holding the chain up we have no mortgage offers running out. We are already at 17 weeks with only 2 in the chain.
Our other option is to proceed with solicitors undertakings to register after compleation. Does anyone have any experience of doing this? Are lenders likely to realease mortgage funds with just the undertakings. Thanks0 -
Hi LR.My wife died. We were tenants in common (50% each) of our freehold house. No mortgage.Do i just need to complete form DJP? It talks about "joint" owners. I can't see any reference to owners in common on your website.I have probate (I am the executor) and her half of the house was left to me in her will.TIA.0

Our purchase and entire chain is being held up by two deeds that have been requested from the Land Registry but not received. This has been going on for many weeks and we understand that usually we'd expect these types of applications to be dealt with in a day or so. It has now become critical and we're feeling somewhat powerless that the transactions are being put at risk due to what is normally a routine task.I recognise we're not alone here and lots of people will also be experiencing delays and that this is a difficult situation for everybody. Can you shed any light onto the current delays for requesting documents? Moreover, are you able to look into the cause of this delay for me? The requested deeds are noted in the Charges Register of Title MS631299 as "Abstract filed under MS19676". I can provide more information on each of these deeds or indeed a copy of the MS631299 title if that helps at all. Many thanks0

The latest application has been responded to yesterday so hopefully they’ve got an explanation to work with“Official Company Representative
