    Hi All,

Been reading through this thread for the last few weeks.

We have reserved a new build which is in the perfect location and perfect size. We are both self employed in our own business, my partner has been full time in it for 5 years but i joined last year. So i only have 1 years worth of books. We applied with Halifax after getting a DIP with them which stated i only had 1 years books but was for the full amount we were asking plus 10k. However for some reason they only offered 60k less then we needed, our MA questioned this as to why seeing as they gave us a DIP for 10k more then we were asking. They said it was due to my 1 years books which they had to spit in half to make up 2 years, our MA has never heard anything like this anyway he advised us to try Kensington as they will take 1 year books.

Anyway our application was submitted on Wednesday 16th June, we got asked for some more information/documents only simple things on Monday 21st June which we submitted straight away and instructed to proceed with valuation. We haven't heard anything up to now but hoping to hear something by tomorrow.

We are hoping the application is straight forward as neither of us have any bad credit, defaults or CCJ's just the one years books for myself. The developers have informed us that exchange must take place by the 8th July or they reserve the right to re advertise the property. We are really hoping we get an offer before then, I'm not an anxious person but this is killing me waiting and not knowing. Reading through some of the posts on here it is really hard to gauge when we should be looking at getting an offer as some only waited 2 weeks but others have waited 6 weeks.

Fingers crossed for everyone who is in the same boat.
Sounds like our time frames so far are similar.  Have you had a valuation as of yet?

Annasuwu not that I know of up to now. We paid the valuation fee on submitting the application and instructed to go ahead with it on Monday but not heard anything since. Going to give my MA a ring shortly to see if any updates, although he will probably say no not yet as he is very good and rings or emails any updates straight away.

Ah it sucks having to wait thats for sure. But apparently everyone is inundated at the mo. When my application was submitted my MA said I should expect a 4-5 week at the mo as Kensington are very busy.
  • I've just been told by the estate agent of the house we are hoping to buy that they have been contacted to book the valuation survey. so should be done next week hopefully.
unfortunatley for us they were confused as there had already been one done 2 weeks ago by HSBC- who then declined us due to my partners default
I asked my MA on Monday this week if I should update them, let them know we have changed lender and he said no as hsbc never did a valuation so they won't know but now I find out that they actually did. I felt so stupid when they questioned it all and now feel like they'll be worried it won't go through and could possibly pull out?
might be me just over thinking it all but I'm just so fed up. I tried to do the right thing 🤷‍♀️
