I've just re-read the first page of this diary and realised just how far we've come. I found even the thought of moving overwhelming at the start of this journey and now we are close to the end
The thing I was least looking forward to was getting the house presentable for viewings and I feared we wouldn't be able to sell (our next-door neighbours were on the market on and off for three years). However, I managed to get things clean and tidy and we were on less than a week before we got the offer.
We've navigated all the paperwork and, although it's thrown up a few surprises, there hasn't been anything we can't manage or live with.
At first we were worried about moving to an area we didn't know but we have discovered some wonderful things about it and received lots of support and advice from local forum friends (thank you)
I've discovered some true friendships and ended some toxic ones
We have been lucky with our Vendor and our Buyer who had been reasonable and responsive throughout. And we have such a short chain.
Progress has been quite quick as far as these things go. If we do manage to complete when we want to we will be five weeks under the average time it usually takes from offer to completion.
So despite my current gripes it's been a relatively painless experience and I am thankful for that. Although I'm glad we won't be doing it again... at least for a very, very long time...and time erodes the reality of moving house :rotfl::rotfl::rotfl:

but not the big kind... yet.
I managed to get hold of my solicitor and the upshot is:- she has approached the Land Registry to get an accurate copy of the title plan
- if they cannot provide one, and the error is down to them, they will pay the cost of the idemnity
- if they cannot provide one and are not at fault, we will have to pay for the indemnity
We could argue the toss about whether one is required and who will pay for it but the process of going backward and forward on that would take us past our planned completion date. That provides more opportunity for things to go wrong - particularly as we'll be past end of term by thenAnd, also we'll have to try and find another gap in Mr F's travel itinerary which is easier said than done. The premium is £202 and I think it's a small price to pay for the peace of mind.
The Land Registry are due to respond today so we'll know one way or the other and will be able to answer 'The Final Enquiry'. This one's been asked in every correspondence we've received from our Buyers' solicitor so has attained legendary status :rotfl:
I know the Buyers' solicitor has their contract report ready to send out so it will just be down to how quickly they can make that happen.
However, we are on plan to exchange this week :j

I agree with beanie - that does sound hopeful.
And I hope that the LR are true to their word and come back with a response today. It was for a different thing, but when I had dealings with the LR a couple of years back, I actually found them to be very helpful, both over the telephone on the 'helplines' and at our regional office. I felt as though they were being professional, crossing all 't's' and dotting all 'i's' and yet they had a human side too. Hope they can unravel the query for you Fortune

has been resolved :T The Land Registry were true to their word Greying and responded when they said they would.
We know that our property used to belong to a bigger estate way back when and apparently when the land was split up and the title of our land transferred, the blue colouring should have been removed. Our solicitor has had the title deed amended so all is correct now and there is no need for an indemnity :T
Our Buyers' solicitor has been contacted with the information and I've contacted
Mr Buyer to let him know it's all in their hands now.
I know we're not there yet but it feels lovely knowing there are no outstanding issues our end...
...unless...
...they wouldn't send us more repeat enquiries at this stage would they? I might explode if that happens :rotfl:
So it's up to our Buyers to do the rest of the running around now to get us to exchange. I am still hopeful for this week
