    It looks as though we will be exchanging tomorrow after all :eek:

    I was very disappointed yesterday when I heard our Buyers couldn't get the contract back until Monday. Several text messages were drafted and then deleted as I asked myself whether it was reasonable to push them to move more quickly. I didn't send anything in the end deciding a few more days of waiting wouldn't kill me.

    However, when I spoke to our Vendor to update her she kicked off! I think the stress of it all has just got too much for her. She is very unhappy that we haven't exchanged yet and feels that the time now between the exchange and completion dates is too short for her to make the move. She wants to push the completion date on :eek:

    We can't do this because of Mr F's work commitments and because our Buyers have booked a holiday (I knew that would come back to haunt us) and Buyers' mortgage offer will expire and...and....and...

    So, after several anxious telephone calls back and forth, our Buyers have agreed to sign the contract when they receive it today and drive it to their solicitor early tomorrow morning - a round trip of 100 miles! I bet they use a solicitor closer to home next time ;)

    I've left messages for my solicitor to give her the heads up and check that she is able to do her part but nothing heard back yet.

    Mr Buyer let slip a couple of things during our conversations which gave me a justifiable opportunity to talk about the elephant in the room. Their situation will be changing but not until after completion and they have control over what happens. There are many factors which mean it's critical for them to complete soon but none that should cause us any difficulties. What a relief :)

    Feeling a bit shell-shocked now. Just hope it does happen tomorrow otherwise I think all bets will be off.

    Remind me, why did I think it was a good idea to move.

    More wine will be needed later I think :o

    How odd they have a solicitor so far away! Not helpful on so many counts. Once the paperwork is signed, it's up to them what happens in terms of change of circumstances so one less thing to worry about for you

    No need to wait until later for wine me thinks :rotfl:

    As you might have guessed we did not exchange on Friday. Well we did exchange with our buyers but that didn't get finalised because we couldn't exchange with our vendor.

    At 4.50 pm the vendors' solicitor finally fessed up that, despite confirming they were ready to exchange, they were not :mad: There is a charge over the house we are buying and they had not resolved it. It something that should have been sorted out weeks ago :mad:

    Our vendors' took out a bridging loan the year they bought the site. It was paid off in full the following year, however, the bank did not remove the charge from the title. So it's still there :eek:

    Mr Vendor, the son, has been in contact with the bank and they have confirmed that no monies are owed but they still have to remove the charge. He seemed very confident that it could be done quickly because he called from his mother's house where he was helping her pack. I know she was extremely reluctant to start packing until exchange so he must have convinced her it would be ok.

    However, we are now under significant pressure to exchange as our, and our buyers', lenders require a set amount of notice to transfer monies and we are fast approaching that deadline.

    I am wondering whether our Vendors' solicitor can hold back the charge amount so that we can proceed and they can sort out the issue after. I'll call my solicitor tomorrow morning to see what can be done.
