    Thanks guys.

    I feel so bad for our Buyers. Mr Buyer got up at 5 am and drove a 100 mile trip to deliver the contract. He then had to race around trying to find a bank that could do a CHAPS payment for him - the first 3 he visited couldn't for some reason. (Although I did wonder why the deposit hadn't been sorted by this stage.)

    It wasn't wasted effort though. If we hadn't got to the point of exchange on Friday we would have been none the wise and if it had come to light tomorrow we would definitely be out of time to fix things.

    Mrs Vendor has not had the courage to speak to me since and is letting her son sort things out. I'm sure she didn't know anything until the end of the day but, if it was me, I'd be 'phoning to apologise.

    It is what it is. Just anxious about what tomorrow will bring now.

    Agreed with everyone else's comments Fortune - everything crossed for tomorrow. And yes, I agree Mrs Vendor should have the nowse to apologise, but at least it sounds like the son is on the case and they want it to happen. Let's hope that utter embarrassment on their part causes them to be on at their bank every 5 minutes from opening tomorrow, to get the charge removed.

    Bravo to your buyers for making the effort, though. For everyone so willing these sales/purchases to go through, you're all riding a terrific emotional roller-coaster! :D But as shangaijimmy says, it'll likely be all a distant memory by Christmas; and you'll be laughing about it all as the clock strikes midnight on New Years :D

    ... that we might still exchange today.

    I just heard from our Vendor that their solicitor is out of the office. Apparently he was supposed to come in today to sort things out but hasn't and, when texted about it, said that exchange would be tomorrow morning :mad:

    The Buyers and I have been running around for 2 days now and had a horrid weekend due to all the worry.

    Mr Vendor and I liaised this morning to get the revised property register done which took hours so he couldn't have had any idea his solicitor was awol.

    Mr Vendor seemed quite laid back about it so we had a frank conversation about the fact that Mrs Vendor had put us under a lot of pressure and their solicitor had failed in their professional duty twice now. As a result, he has called in the Senior Partner to sort things out so it could still happen.

    It won't be the end of the world if we exchange tomorrow but that is our absolute last chance if we're to make the completion date and then we'll have more worry about whether there's enough time to get the mortgage monies transferred. Based on their track record so far I just don't want to take the risk so I am shouting and screaming and will continue to do so until I am sick.
