Exciting times ahead. As little anecdote when we bought our house we had already got a 2 week Maldives holiday booked. We ended up exchanging contracts and moving out of our flat on the Thursday, headed on holiday on the Friday then completed 2 weeks later and 2 days after returning home! Not sure Mrs SJ enjoyed the whole experience too much!!MFW: Was: £136,000.......Now: £47,736.58......0

Oh my word! I don't think I'd have enjoyed the experience much either Jimmy.

I'm getting very frustrated waiting for my solicitor to do stuff and it's only Monday. We are expecting to exchange this week and I can't settle to anything. I'm just sitting around waiting for news. We are almost ready to go on but there are still a couple of things outstanding:
- our solicitor needs to speak to Mr Buyer's to sort out these revolving questions
- we need a copy of the contract report from our solicitor
- lender needs to confirm they have received some extra info they requested and confirm they are happy.
It's not a very long list.
I chased my solicitor yesterday morning. My Buyer chased me yesterday afternoon. Mr Buyer's solicitor is going to chase mine this morning. There's a lot of chasing going on.
I'm crossing my fingers we hear something more today.

Solicitors always go at snails pace! I think its to wind us up even more, and i bet they can box off a sale and purchase in 4 weeks if it was their own! Easy for me to say but things will work out, they generally always do!MFW: Was: £136,000.......Now: £47,736.58......0

Nope - indemnity policies generally cover the mortgage lender and the purchases and their successors in title.Fortune_Smiles wrote: »Thanks ETE - he's already rolled over on one of the indemnities because my solicitor was able to show there was zero risk to the buyer so fingers crossed.

It also doesn't have to fall to the seller to pay for the policy - sometimes (things like windows fitted without the right paperwork being obtained) it's entirely reasonable that the person "responsible" should cough up - but often if it comes down to something that is more of a "possible" concern for a buyer than something a mortgage co will be worried about, it can be negotiated for a buyer to pay if they are insistent that they want the policy.shangaijimmy wrote: »Solicitors always go at snails pace! 4 weeks...Hmmm! :rotfl::rotfl: Mostly the things that cause delays are to'ing and fro'ing with mortgage companies, and waiting for local authority searches to come back (anything up to 8 weeks - some local authorities used to be worse than that!) - generally speaking they are a lot better than they used to be though! Mortgage co's can be a nightmare though.🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

as they say.
My solicitor sent final responses to our buyers today. It was late, the letter is full of spelling mistakes and there were two factual errors in it
I have written directly to the buyer to point out the mistakes and to my solicitor to ask for them to be corrected immediately. I've asked the buyer to contact me if anything more is needed.
I should get the contract report on our new house tomorrow.
I'm going to bring this exchange about by force of will :rotfl:

Your buyer is getting on my nerves too. You have the patience of a saint. You'll soon be free of your buyer. Keep the faithIf you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them
