I am unsure what else to do! ... I haven't been given any advise other than to not do anything which doesn't seem like the right to do. Have missed a reply ? please point out to me if I have so I can follow the advise

I have answered all questions asked ... unless I have missed that on the thread as well ... please do point out to me and I will answer ?

I have been told to follow the advise on the newbies page which is what I am doing ...a complaint is the first route according to that and is often more powerful than we expect ... that's what it says

I don't understand your response. No need to be rude to me I was simply seeking help from people who know or have had dealings with this type of thing. I am surprise that a forum offering help and advise has members threatening no more help ...

You can do both, the resident can write too but bear in mind this won't be cancelled.

The resident will help you more if they will show you their Tenancy Agreement or lease, giving you a basis to fight this when UKCPM make a court claim. You need to be able to show the resident had primacy of contract for the car to be there under their grant under their lease/agreement.

So ask the resident to kindly dig it out and you can get scans or copies for your file, of any clauses which allow a right of way, right to pass and re-pass, rights for visitors to drop off/park, and anything about a right to quiet enjoyment of the property including the outside parking area.

The letter I am sending says I wont give driver details at this point so I didn't want to get the resident involved yet until that had failed

OK, maybe I was a bit abrupt, but your post indicated that you believed that the resident would get you off the hook. You were then in danger of running out of appeal time, although an IOAS appeal is all but useless.

You have also answered Fruitcake's important questions, so keep with the latest advice from c-m. Be prepared to receive threatening letters and possibly court papers, but we have in-depth experience in helping with court cases too. Not guaranteeing 100% success, but still very impressive results.

I have noticed that they didn't send me the notice for 33 days after the window ticket and I wonder if that is breaking the guidelines ... I read something like that but as you all can tell by now I am a Dummy when it comes to this stuff .

The letter is dated 31st Jan for a notice given on 28/12/2016
