If you already know that one toilet for four bedrooms isn't enough, then why let it out as a four bedroom house? Why not convert the fourth bedroom in to a bathroom?0

I would have thought you should have learnt the definition of HMO during those years!
Most landlords would regard an HMO as one which requires a licence. Here is the definition.

I rent out an HMO that has 6 bedrooms: 2 have en-suites and the remaining 4 have the use of 1 bathroom.
The en-suites are bigger rooms and command a rent 20% more than the others. They are easier to let.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. my partner thinks tenants may abuse the privilege by p****** in them etc or even raising repairs in the future.
i think that it would be an inconvenience for everyone to wait on each other and could cause grievances/arguments which is not good of course as i'd prefer them to get along as much as possible. if there were 2 toilets in the property then i wouldn't think of having wash basins in each bedroom.
i'd like to hear your experiences/opinions. is it more trouble than it's worth? would it make a difference if it wasn't an HMO and instead rented out to a family instead? i like to keep my options open...
Did the planning department advise you of what was needed for a HMO when you applied for planning permission..Advice given on Assured and Regulated Tenancy, Further advice should always be sought from a Solicitor....0 -
If you are really going to let a 4 bed HMO with only one toilet then it is essential you retain the sinks in the bedrooms otherwise people will be brushing their teeth in the kitchen.
I had a sink in my bedroom when in halls at university and it was essential.
Is the toilet in a separate room from the bath/shower? I hope it is otherwise you are going to have real problems. I find it hard to believe that a family would buy a 3 bed house with only one bathroom and no separate toilet but for 4 strangers to share a house if the only toilet is in the same room at the bath is unworkable.
My friend has a 4 bed HMO with 2 bathrooms both with toilets (1 ensuite) and 2 further W/Cs.0
