    That <6m2 room would be ideal as a toilet/washbasin, rather than renting it out. You would probably be able to get a shower in there, too.

    1st HMO I lived in there was 1 bathroom for 5 rooms. The 2 downstairs had no facilities in their rooms, the smallest box room had a sink, the other 2 had showers!. Another one was 4 rooms to 1 bathroom.

    Do you actually have a viable business plan? Because you sound dangerously under capitalised to me.

    Downmarket, in what respect? Every HMO I've lived in has been working professionals. All been in London though so much harder to rent on own.

    Halls of Residence I was in in first year was a split of 5 / 6 bedroom flats, the 5 room ones had a toilet/sink and a shower/toilet/sink, the 6 bedroom ones had 2 showers. All the rooms had a sink.

    The houses I lived in after that were all 5 people and I only remember one shower / toilet bathroom in each one

    Unless OPs property falls in an area subject to an Article 4 Direction (I know that Leeds Council has implemented one but I am not sure how many other councils have so that might be a bit of a niche FYI). Also worth pointing out that there is a difference between a property being classed as a house of multiple occupation - which is a Planning thing - and needing to be licensed to operate as an HMO - which is a Housing thing i.e. different departments within the council.
