I wouldn't want to live in a pad with 1 carzy and 4 bedrooms.

One bathroom for 4 tenants isn't enough. Can you fit a shower room in anywhere or are any of the rooms big enough to be able to have an en-suite?0

well i wish i was fortunate enough to have a pad with 2 carzys or with enough room to fit an extra. make do with what you got.
You are looking to CONVERT the property to a House of Multiple Occupation, when it's barely suitable for that.
Do your local authority licence HMOs with four separate rooms? If so, does it meet their requirements? That's the important factor here, not what people might think.
The other consideration is what sort of tenant you're likely to get in an HMO without even a sink in the room, and with one shared bathroom between four. Frankly, you're going to get a LOT more hassle from that demographic than renting the same property to a single family...0 -
Unless the Local Authority operates Additional or Selective Licensing then there is no absolute requirement either way.
Even if it is Licensed then the minimum national standards state that one bathroom is sufficient, however Local Authorities can impose their own standards.

it's all compliant with my local authority requirements (an inspector even came and okay). doubt there's anything i can do other than retain wash basins/sinks in each bedroom then..

Some time ago I thought about converting a property I had into an HMO and telephoned the council about various things, including wash handbasins in bedrooms.
They said that they did not like them because
1. Often the blokes use them as toilets (yes your partner is right)
2. The girls have hairdryers and often are careless. Water/electricity etc etc.
I have just got rid of a 4 bed student which was not an HMO and although it may be desirable to have more than one bathroom, not many students are willing to pay the extra.
So, my advice, after years of owning student properties (no longer - yippee!) is to do the bare minimum. They don't look after it, they don't want to pay for it.
However, they do want it perfect for moving in, and they want it but don't want to pay for it.
When I first did student properties I thought that if it was nice, they would look after it.

Girls use them too but its less common for the obvious reasons its harder to get an angle for it! (yes really did know people who did that though most were the ones that had the proper kitchen sink type)0
