    Ours is a unique property in this area, surrounded by Green Belt Land, AONB with 3/4 of a acre of land and old barn. It needs cosmetic updating, but that is reflected in the price.

    And this may be the key unique properties are difficult to price plus being surrounded by Green Belt and in a AONB can be a blessing and a curse.

    My parents house has similar issues and they accept that it may take a while to sell or they may be lucky and get two competing buyers quickly. We won't know until it is on the market !
  • It is a 3 bed - anyone with eyes and a brain can discern that from the floor plan. Even your other post on this forum states it's a 3 bed, so you're off to a bad start with the EA listing. Furthermore, the values for a 3 bed in your area are below the £1m mark - miles away from your valuation. I appreciate there is development potential, but that takes you firmly into a niche market, which is looking like a curse rather than a blessing.
    I really think you need to consider lowering the price.

    This one isn't quite as unique as OP has implied. There are 2 very similar properties in the same part of the lane which sold last year for £831k and £950k (the second have larger bedrooms and an ensuite). This prices OP's house between the two - plus some extra for the larger plot and an ugly barn.

    Oh, it's THERE... About a mile from where I used to live.

    A mill for that much plot in that location seems rather cheap, tbh, even if it isn't quite as premium-premium as one or two of the roads in the area.

    Calling it four bed is a bit of a mickey-take, though. I'm not even sure that calling it a bedroom rather than a dining/reception room is going to gain you much with the likely market.

    Now, if you sorted some stables and called it "equestrian property"...

    As for those comparatives - the £830k is a much smaller property, but in the same bit of lane. I can't quickly spot exactly where the £950k is, but the plot's a lot smaller and the way it's wedged in makes me suggest it's a bit nearer the village end - and the character of the area changes markedly between the OP's and that end. I know where I'd rather be.

    IMHO a request for a second viewing with grandparents in tow suggests serious interest and an intention to negotiate.

    OK, if the link is the correct property, I agree with others, this is not a 4 bed house, it is a 3 bed, and you might be better advised to market it as such.

    It's a nice house, but the kitcehn, bathroom and decor generally are all a bit dated.

    It may well be that your potential buyers are chancing their arm a little but equally that you have overpriced it - no offers since April in what would appear to be a fast moving are does suggest the price may be the issue.

    Unfortunately, I don’t believe you have done the right thing instructing an online agent. In order to try and save a few thousand pounds, you have put the sale of – presumably – your largest asset in the hands of someone not experienced in doing so, and with no track record in your local area of selling houses such as yours. In the more desirable / expensive areas, buyers tend to want the security of dealing with an established agent and local expert. Personally, and I live in central London, I would never consider instructing an online agent, nor would I view a property listed by an online agent, as they just don’t have the requisite knowledge and their pricing is normally extremely optimistic, which again tends to indicate that the vendors are not realistic.

    To compound this, your property sounds unusual. This makes the job of an agent even more important, and local network connections more vital. You’re not getting this by using an online agent.

    You mention that you have previously had people approaching you to buy when you didn’t want to sell. I would wager that the local agent would know these people, and would be able to approach them directly to inform them of the opportunity.

    My advice is to get rid of the online agent, instruct the local agent along with one of the larger agents. Get them to be honest with the price.
