    I think there's a lot more than can be done with the EA photos - for example the bedroom/study is confusing and a bit scruffy. I'm sure you could make it look much more appealing.

    But that's only important if you're not getting people in through the door in the first place - are you getting a reasonable number of viewings?

    I bet planning permission would not be easily be forthcoming in green belt area.

    It is still basically a 3 bed house, with a rather space wasting layout. Definitely overpriced. Either reduce price or be prepared for a very long wait.
