I would have thought that anyone who was serious about selling their house would want to advertise it. Once you find the advert anyone can look at it. There are going to be people who look at the online agents advert and know straight away where that house is so what is so different about people on MSE seeing it?
The difference is that these people don't discuss it with each other on a forum with universal access.
Once the house is identified, so neighbours via local connections/social media may be alerted to the thread. Then, the OP will have the joy of having their property dissected by the 'experts' on this forum in a very public way.0 -

I haven't looked at the property, so I don't know how relevant this is, but the definition of a barn for property development purposes has everything to do with this page on Gov.UK. and nothing much to do with what people's mental images might be!

Unfortunately it was naive to think that it would be hard to find the property if a link wasn't provided, or that people wouldn't be curious to find out. It was a fairly trivial task to find it , and the helpful people on here prefer to see what they are being asked opinions on. It did seem that the OP was shocked at the "insultingly low" offers.
Now, if you have only received low offers and you can't understand why, then viewpoints from sets of eyes not invested in the property sale can at least help you understand why it could be the case. All opinions can be taken on board or disregarded, but at least you can have a clearer understanding to answer the Q's in the OP0 -

I don't disagree with this, but I didn't see it as right to exploit the OP's naivety.
However, the shock and 'throw the toys out of the pram' stuff is all well documented as basic psychology, (Kubler Ross etc) so I dare say that being brought up short will be no bad thing for the OP in the long run.
People can delude themselves for years, as friends of mine who haven't sold continue to prove....and it's not doing them a scrap of good.0 -
You're all being very harsh on the OP. He was moaning about "silly offers". Knowing the road and now knowing the house, the offer was insulting. I think he will get close to the asking price but it will take time.Je suis sabot...0

I don't know the area, but I had a look at properties for 1.5M in 'Buckinghamshire' (which granted is a large search radius) and you can get much much more for your money at that price point. Narrowing the search area to HP8, there's nothing directly comparable but if you add 12% to the asking price you can get double the house. My diagnosis, although it's based on minimal research, is that it's grossly overpriced. Sorry
Bucks is not that big but more importantly when it come so prices it is long North/south.
South bucks from the Chalfonts SW, some of the most expensive areas outside London.
moving north into Mid bucks prices drop till you get to Aylesbury as that is where the Chiltern line trains terminate.
Then you move into North bucks is nice and proper rural with variable pricing, the commute, go North east and you are in MK which has everything, some very reasonable.0 -
Without criticising the OP, there are clearly several reasons why the property is not selling and inviting low ball offers.
- An online EA is NOT the best choice for a property of this value.
- Marketing it as a 4 bed is not correct due to the fact the 4th bedroom is clearly a downstairs dining room and for a 4 bed property people will be expecting a second bathroom.
- The price is too much. Yes, there is a lot of land but for similar money within 3 miles you can get the following

TBF, it's a VERY granular area when it comes to property values, and the OP's location ticks the boxes in a way that even a few hundred metres up the road doesn't. And that's just another reason to use a good local agent who understands that...
Of those three...
Hyde Heath - Bit past end of tube line, not walkable to station.
GX, Beaconsfield - much more "suburban", not on tube so much higher fares. Not convinced about "within 3 miles", either.0
