    I think the other caveat is that most counties have a certain threshold above which you will see a tailing off of potential buyers. Like a bell shaped curve. Where I live the top end is about 300-350k, above that houses tend to stay on the market longer as no one has that earning power or capital to hand.


    On the one hand the OP may have overpriced the property, on the other hand, unless your earning 300k + a year or you have a lot of cash in the bank, getting and being able to afford a 1.6mil property is not as common as you think.


    OP be prepared to wait for a long time or slash your price, either way you need patience and not be offended by offers below asking. Put yourself in the buyers position, you don't ask you don't get.

    Firstly I thought it was rural. It sounded rural. It isn't exactly rural. If this is the right house I wouldn't call that large shed a barn. A barn in my mind is something that you would keep animals or animal feed in. It wouldn't need those pit things in the floor. I would not describe that object as a barn. It looks more like a workshop for vehicles. I just hope I have got the right house.

    It used to be this, so wouldnt have been as far from one to the other, just across the corridor:

    I guess it depends what you want your home to have.


    If you really wanted to turn it back into a dining room it then becomes a 3 bed house.

    I guess the OP doesnt want any further help with potential problems with the house selling process. Maybe it is better that this thread is deleted fully as they felt the need to complain to a moderator about the thread.

    It is a shame as lookng at a thread not to far down htis section, where the OP did listen to advice and take some of it on-board, the house did sell in the end, and from the words of thr OP, it was due to some of the advice he received.

    If not, as we know which house it is, maybe the OP wants to take on board some advice (the take it or leave it advice), get into a conversation about the issues people see, and maybe it will help sell the house. Maybe/maybe not.

    What a coincidence -- I live just up the road. It is a lovely road with individual houses and it certainly looks a fine house. Some brand new houses with a lot more bedrooms on another prestigious road (Nightingales Lane) took ages to sell. There are fewer buyers at the top end of the market. What else is around at £1.5m?

    I think the barn is a bit of an eyesore -- I wouldn't call a rusting industrial unit "a barn".

    You asked two questions in your original post.

    One was rhetorical - but I directly answered it anyway.
    The other merely asked for the experiences of others. You been given that from many people.

    <shrug> You gave more than enough information to make it easily identifiable. Since the links were removed, several people have identified the property being discussed without great difficulty. Identifying the property has allowed the major stumbling blocks in your sale to be pointed out to you.

    From the back of that, I PMd you a personal recommendation for a local agent who can and will sell it quickly, for a good price. She will also give you excellent local advice.

    But, no, you just throw your toys out of the pram...
