EA prolly over pricing to hype the market up. Just let the EA be your buffer. Instruct them to not accept overs below xx.
Send a letter before action to the couple for the damage with some photos and a cost for replacing damage flowers/plants.0 -

Usually that's what the estate agent deals with for you. However when you instruct an online agent and must do the viewings yourself you take on that job.0 -

With a dutch barn with 2 inspection pits - not many of those around. If you look at the floorplan I would describe the house linked to as a 3 bed.0 -

Yes I would say that is it, by the description, as the bedroom described as number 4 would normally be a dining room would it not, that 'could' be a bedroom.
Looking at the houses on offer within close proximity and price to your house, I now don't see an offer of 60% of the asking price as quite as ridiculous as first appeared.0 -

Others may, of course, vary. Perhaps your online agent just aren't terribly good at qualifying potential viewers before booking them in with you?The referendum has apparently made folk silly.

Maybe advertising it as a 4 bedroom is one of the problems.
In my mind at that price you would want 4 proper bedrooms upstairs and at least one en suite.If you go down to the woods today you better not go alone.0
