    I found out their property was on for roughly what they offered us, so I don't think they will suddenly find £650k down the back of the sofa.



    So you were offered approx 325k and they would need a further 650k to buy ?

    So are you saying that they offered about £1m against your £1.65m asking price?

    Has your online EA had much success with properties in that price bracket?

    In my experience, online EAs tend to operate lower down the market. People buying higher up the market tend to expect a more 'traditional' EA.

    My maths must be rubbish as I thought the house was on for closer to £1.6m as 650K was 40%, and they were offered about 975K or 60% of 1.6m. lol

    My online agent has properties on for between £150k to over £5m. All price ranges sell, and The Homeowner's Alliance website thought they were fairly good. My inclination is to wait another month or so, and go on with the agent at the top of my road who has offered 0.75% fee (we can keep on with online agent as well) and he will vet all the viewers finances beforehand. I have known him for over 20 years, and only didn't use him as my partner wanted to save a bit of money on agents fees. I think you get what you pay for. We wouldn't get numpties trying it on. Actually the first offer was from a couple who stayed for 5 minutes and were totally disinterested. Nowt so queer as folk is there.

    bit unfair - as you probably know the vast majority of people size up someone they just met for the first time within 30 seconds of first speaking to them

    works the same for houses, sometimes you don't know until you actually walk in if it has that - this could be us factor or the no way factor.

    It's swings and roundabouts.

    There are lots of posters here who get furious when an EA asks them to show evidence of affordability before allowing viewings - and would rather walk away.

    But a local EA will get to know people buying in the local area, and will soon work out who the time wasters are.

    (And as you probably appreciate, the cheapest EA isn't necessarily the best at negotiating up buyer's offers.)
