The agent is doing an open house tomorrow and is going to take some new photos then. In the mean time I just wanted to share how much better it looks now. I still have a table and chairs to go out there in the morning too. Thanks all for your advice and fingers crossed!!

Those views are fantastic. Imagine being able to see the open countryside with no house overlooking you. Big selling point to me anyway.

i'm not going to focus on the garden or whether the asking price is correct. Here's my impression.
I agree that the photographs are poor-ie angle and virtually all the pictures show the full room, which doesn't always make a good photo.
If you've tidied at the front and given it more kerb appeal, then they need to take new photos.
Once in the front door, what's the hall like? They say people make up their minds about whether they like a house within the first 20 seconds , so kerb appeal and the hall are really important.
Take down family photographs-people want to be able to imagine themselves (not you!) living there
Make sure everywhere is really (really) clean. Give the whole house a good spring clean, including all paintwork, door handles and windows inside and out. Make sure there's no stale smells. Open the windows. Shampoo carpets/sofas if they need it. Wash curtains. Sorry you've probably already done this, but some people miss the obvious things.
There's no picture of the conservatory now, but having a room completely empty is probably as bad as it being cluttered. Some potential buyers have very little vision or imagination, so you have to show them how they could use/furnish a room. Even if you just have a rug, some bean bags and a smallish TV and something else to suggest a kids play room or second living area. If it's empty people will forget that your home had that extra square footage.
The living room- generally is nice . Can't see the wallpaper colours clearly but it has some modern colours.The furniture arrangement makes the room look like a corridor with everything pushed up against the walls. It doesn't seem cosy or furnished
Looking at the floor dimensions, it's a fairly generous sized room.
The table and chairs need to be moved over so they're under the window. I would paint the whole table and all the chairs. There's maybe a little too much light brown wood in the room. Ronseal chalky furniture paint is really easy to apply and a small tin goes a long way.
I'm assuming both sofas are the same size? Try moving the sofa under the window so that it's facing that window, positioned half way down the room, still at right angles to the other sofa. This will help to create separate living and dining areas and make the room seem bigger. Move the other soafa forward abut 15cm from the wall.
Swap the rug out for a round one that's bigger. Difficult to tell but about 180cm in diameter. .IKEA have some nice reasonable priced rugs. If there's no budget for that then get rid of the rug anyway as it's too small for the room
Take the pictures down (I agree with whoever said they weren't adding anything) and get one of those big rectangular mirrors from IKEA and put it on the wall opposite the kitchen door in the "dining area"
Change the light shades for 2 big (at least 30cm diameter) plain straight drum shades. Pick one of the colours out of the wall paper.
Pull out some of the colours from the wall paper for a few cushions for the sofas
I can't see what the tall piece of furniture is down near the sofas, but is there any way it can go somewhere else?
I would definitely get rid of the window sill length curtains in the LR and Main bedroom. They give a very dated feel. In the LR the window with just the blind looks much better or get floor length curtains.
Kitchen is again a good size and units are fine but it's more brown. Brown doors ,brown floor ,brown worktop,brown tiles! For a matt look paint the doors white or very pale cream. I took ours to a local car body shop and he sprayed 10 doors gloss white for £100. They were like new.Yours are shaker style so they might look better matt. If the budget/time allow retile with some big rectangular or metro tiles in white. I retiled our kitchen and managed to get rectangular tiles that were exactly the same dimension as the splashback area, so I only had to make a few cuts for the sockets and not much grouting to do either.
No picture of the bathroom but remember bathrooms and kitchens sell houses as they're the most expensive things to change.
These are just some ideas. Don't have to do them all!:)0
