    They are coming out to take photos Thursday morning weather dependant :) We also have two seconds viewings later today from people that left messages over the bank holiday. woo hoo

    Here is what I would do:

    1. Paint the bedrooms and front room in neutral colours.
    It would probably cost you under £100 to do this, and it makes a huge the difference as viewers see the home as a well presented blank canvas.

    2. Paint the garden walls with sand textured masonry paint, and then put down some flag stones over the concrete (on a flattened sand foundation) then brush dry cement mix into the cracks over the new and existing flags to make the space more appealing. Tidy up the edges and add container plants to give it life. Paving slabs can be bought for around £2.70 each.

    You would probably spend well under £300 in total and your chances of selling would be greatly improved. Parking is going to be the one remaining problem, but not much you can do about that.

    As others have said, get rid of the second dining table. I don't think the house is big enough to justify to. Again, the garden needs sorting. My own house came with a gravel 'lawn' which I am now replacing with turf. Could you not replace the paving slab part with turf? You could do itself to save money.

    As said in previous post, conservatory is now empty except a cupboard and a bookcase.

    We can't afford to lay turf. Under the slabs is 15" of poured concrete, same for the other side. We just can't afford to do break that up atm, and my husband has very limited time off as he works shifts. We are however having artificial grass laid on the concrete side.

    I'd be very cautious of changing the garden... gardens are very personal things and it could well be wasted money. There are very few people who like artificial turf so that is likely to reduce the properties appeal to the majority I'm afraid.

    The big jobs that the garden requires are the ones putting people off... breaking up and removing the concrete pad for example. I'd imagine you could hire someone in for one day with the tools, and a skip. Cost under £400.

    However, I don't think the garden is the main thing. They're relatively cheap to get sorted so I don't imagine a buyer would avoid making an offer just based on the garden.

    Ha! I've got my big girl panties on. I asked for advice and got some good advice. I just want to sell my house. I know my house isn't the ritz, and I know it's an 'ugly' house and can't change that is ex council but I can give it the best chance it's got!

    We also reduced it a little bit today and had the agent play about with the photos. Weather has been awful (foggy and wet) and as soon as there is a good day they are going to redo the front shot to include the stairs, take some photos of the now improved garden as well. Something that does go in my favour too is that the identical house the next street down has now sold so that's my direct competition gone I guess!

    Did it sell for more or less than yours?
