Loads of viewings but house not selling.

We put our house on the market to buy our dream house that came up on the market 2 streets away. The vendor accepted our offer knowing we had only just gone on the market and is happy with that. He is chain free, very reasonable and said he is more than happy to wait for ours to sell as he is emigrating and moving in with family once it has sold.

Our house is in a really sought after area and has loads of interest. It has only been on the market since the 1st may and we have had 32 viewings. It is priced to sell quickly, was totally renovated but the only but we haven't done is the back garden. There is an identical house for sale, 12 house away with a different agent that is empty for 10k more.

All of the viewers have been qualified by the estate agents so we don't have time wasters. However of those 32 viewings we haven't had a single 2nd viewing on it, or even a low ball offer. I know it is still very soon as the house hasn't been up long but the only feedback we are getting is really stupid stuff. Such as
'The garden needs doing'
'It's too councilly'
'I didn't like the tiles in the kitchen'
And the best one yet 'it's too sunny in the garden'

I'm pretty confident it isn't over priced as we are getting so many viewings, but I can't understand why they don't seem to be coming to anything. It could be that I just need to be more patient as it has only been up for a month but What reasons could there be for this? I will happily pm anyone the rightmove link.

    Let me have a look at the right move link if you would, see if fresh eyes can tell you anything.

    It could be that people are wary of it being too cheap.

    The big thing that strikes me first of all is the wording "offers in excess of" that's extremely off putting from my PoV. I've done a search on both right move and zoopla within a one mile radius and sorry to say there are a lot of similar properties, including new builds and period character properties which are on for a similar price and indeed less than your own.

    The only like for like I could find was chain free.

    The garden is incredibly off putting, with two kids myself I wouldn't want to move into it when there are so many other options that aren't a sea of concrete.

    I'm really sorry, I'm just being honest with you. The conservatory looks cramped with what appears to be a craft area. Could you remove that for the photos/viewings?

    I would get rid of one of the dining tables, probably the one in the lounge/diner, it makes everything seem cramped and as if there isn't that much space.

    The pictures seem dead somehow, there's de-cluttering and then there's lifeless and that's the feel I get. I would add some flowers, plants or fruit - something with colour and life. The pictures currently leave me cold.

    The gardens need some attending to. They look uncared for, especially comparing with other properties for sale locally. Even just some cheap planters from Lidl or Aldi would go a long way. Weed kill the growths in the back garden too.

    I'm sorry honey, but basically you're up against character and period properties and your house appears very bland. Xxx

    The back garden is half patio, half concrete. If we were staying we were going to dig it all up and turf it but we just don't have the funds to do that at the moment.

    We have put in a raised flower bed at the front of the house and lots of brightly coloured flowers to brighten that up. They are in the process of changing the front shot to that as well. And we have cleared all the weeds etc in the back garden as well as putting all of the garden 'stuff away'. The conservatory is also now completely empty.

    With regards to the offers in excess of, the EA wanted to put it up like that as they sold another on the same street in the same way with good success, but I have to admit I'm not a fan either

    It completely puts me off because it makes it appear the seller or their EA is valuing it much higher than that and automatically excludes anyone of the nature to bid low.

    I think the house looks quite nice on the pictures. I like the lounge and kitchen. The conservatory looks a bit cramped and over crowded, so you could change what you have in here perhaps for new photos.

    The front is in shadow on the first picture, which makes me feel that the house could be dark. It looks like it is in a dip in the ground? Not sure this is showing the house to the best advantage.

    Other houses - if you look under the Market Info tab, then you can see the other one you mentioned on the same road for more money but also other houses that look like they are on the same estate. These all seem to be a similar size but a lot less money, e.g. Weavers Way £135k, Monks Way £140k. It's difficult to see why people would pay more than £160k for yours, rather than a lot lower price on the other houses.
