100% private. No road name, not adopted by anyone etc. I suspect it's a bit of a relic from when it was a council estate. 95% of the houses are all now privately owned. It may be worth getting the EA to tell people that when they are viewing I guess x
Well - make things very clear re what the position is on that one.
As far as I can see - private road with no visible owners might possibly be a bit of a "relic" (but will still concern people).
In fact - the downside to a private road where there is no visible owner and it might be a bit of a "relic" (:cool::cool::cool:) will be disbelieving buyers that will think "Oh...if Joe Public has an accident in that road and tries to bring a claim for that - then it could very well land up being divided between everyone living in that road".
Whereas - if the road-owner is known and is a Mr/Mrs Outdated Feudal (thinks they make the decisions on behalf of everyone else too:rotfl:) then at least the plus side of that would be that they are "known" and any claim would be against them personally...and nothing to do with anyone else living in that road as far as I can see.0 -

I had a bit of a hissy fit at the EA yesterday over it all, so I will do it again on Tuesday and insist they come retake some garden shots after we have done them. Looks like me and the kids have a half term project,0 -

I hadn't even considered that side of it to be totally honest. I will definitely get the EA to add some information about it in tot the details !0 -
One of your main things - as I see it - then is to get it dead clear (in writing) re the status of that road.
It's probably not an undue problem in some parts of the country - but there are others (:mad::() where various levels of local Councils will play "pass the parcel" until kingdom come on things - and are very broke (apart from someone's own personal concerns - where they will mysteriously manage to find the money somehow:cool:) and will skive out and skive out and skive out again on any question of finding money for roads that havent been certified in writing/signed in blood/etc/etc as "down to them" to pay out for...
You cant blame would-be buyers for wondering if they might be in one of those "local Councillors have to be made to sign in blood" that the council is responsible areas when it comes to any road costs.0 -
I really like the inside of your house. Aside from the concrete garden (which needs a good few k spending on it), what kills it for me is the immediate location. Streetview is an eye opener. It's not only the slope (though that's off-putting) but the road itself. All I can see is concrete, weeds and more unattractive (on the outside) houses. And a caravan. Personally I can't see myself living there. What may be the case with your viewers is that they go through with the viewing out of politeness once they have seen the immediate location of the house, hence the vague feedback.0

Thank you I appreciate your honesty. I totally understand that not everyone would want to live here. When you click on street view it actually takes you to the back of the house aka private road. There are no caravans there and no weeds etc either, the 'street view' does give you a good show of the area though.0 -
This is just what I feel about this house. I wouldn't buy it because of the steps at the front. The back garden needs a lot of money spent on it because if you wanted a "real" garden with a lawn and plants you would first have to get all that concrete up. The inside looks as if it has been decorated on the cheap. I don't like the kitchen at all and I don't like the kitchen tiles so from my point of view your house needs a new kitchen. However the thing that really puts me off and makes me think that you have tried to do everything on the cheap is the fact that the house doesn't have any light fittings. It just has lamps shades. Even the living room just has two lamp shades.
This is what I would think of your house if I turned up for a viewing. Then offers over 160K would completely turn me off. Why would I want to pay more for this house that needs thousands of pounds spent on it than one not so far away that had had all the work done?
If you do not want to spend money on doing a house up you can't then expect someone to pay the price for one that has been done up. You have to sell it for the price that a house with a dated interior would fetch.0 -
That is your opinion. The kitchen was totally replaced 1 year ago. The tiles are made of marble, it has karndean flooring through the hallway and kitchen and hardwood oak flooring in the living room. We brought the house as a repossession and it has been totally gutted. I appreciate your opinion on the house but you also have to consider that is has been decorated to my personal taste, it is my family home and not a show home. I personally like lampshades over light fittings and I highly doubt that someone wouldn't be interested in the house because of my choice of lampshades...0

To be blunt, it sounds as if you've renovated your house to a standard beyond what the area (and the house) warrants - the words "silk purse" and "sow's ear" come to mind.
