Loads of viewings but house not selling.

    I can't work out if you're trolling or just being incredibly rude. You can be honest without slating the OP and calling them "cheap". Are we looking at the same house? To me it looks exceptionally well renovated for the type of house and I can't see any of it putting buyers off unless they don't like a modern look. If you were looking at an executive apartment in central London then yes perhaps you'd want to see granite worktops, breakfast bar and built in appliances but this is a small 3 bed terraced house, get real! Light fittings get replaced with basic pendants anyway so I don't see how that could even be a factor.

    Asking for new photos to reflect improvements makes sense. Maybe try to be friendly/persuasive with the agency rather than have a 'hissy fit', though - 'I've improved x and y, to help you sell the house, so what day this week suits to take photos of the new look?' type of thing. They will want to sell the place - that's when they get paid - and it's best to keep them motivated and on-side :) If they remain unhelpful, you might want to object more strongly, but starting the discussion in a positive and friendly way is likely to get better results!

    The house has quite a nice interior - certainly nothing much to put buyers off - and you have already done the declutter on the conservatory etc as you said.

    I think viewers are looking at the work you haven't done and feeling overwhelmed by it - financially and also by the distruption.

    As a buyer I think they would be wondering exactly why you didn't do such an obvious job to present the garden in it's best light - and thinking the worst.

    If I understood correctly, you are on a slope, so they may think it is not a job that can be easily overcome.

    I would do the work but wisely as suggested AND consider lowering your price. The higher priced and lower priced links posted here are definitely a better proposition ( if only in perception) than yours.

    With ideas like that = Consider yourself booked to drop in for a cup of coffee if ever you're having a holiday in West Wales :).

    Thank you all for the advice. The resounding factor is the garden is just not up to scratch. The front has all ready been addressed with some pretty flower beds and a hanging basket. The back is obviously quite a big job. I have just been and raided my father in laws shed and found a big pot of cream masonry paint and started to cut in the painting and will finished off the rest when it cools down this evening (joys of a south facing garden on the edge of a valley!). The kids play house has just been listed on free cycle in exchange for some pot plants and I am going to paint the main shed cream (already have the paint). I'm umming and ahhing over the concrete side. I'm not sure what to do with the floor. Part of me just says order a load of pea shingle and put that down for ease unless anyone has some better suggestions? My husband is also going to take anything that is just laying around to the tip tomorrow as well.

    Personally, I wouldn't be too concerned about tweaking the listing. Why? Because although what many have said here about it is valid, that listing has brought in 32 viewers in 24 days. That is a rate of nearly 10 a week. If an agent said to me he can create me a listing that will get 10 viewers visiting a week, I'd bite their arm off.

    Even if you created a listing to make your house look like the Palace of Versailles, you are not addressing the problem you are actually having: When people get to see your house in person, they don't want to buy it. The advertising has worked, it is the product that has let you down. You need to work out what makes people not want to buy your house once they visit not before they do. And it is going to be one, some or all of: The environment, the aspect or the price. Not all of those are in your hands.

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

    I think you have hit the nail on the head. People can say in their opinion it's over priced but with out them knowing the area they aren't really qualified to say that or not. What I can address is the garden, everything else is out of my hands. It hasn't been on the market even a month yet so I'm not going to drop the price. There is clearly something else putting people off. I'm hoping its the garden because I can try and do something about that.

    I quite agree but you can't expect someone else to necessarily pay extra for something that is your personal taste. Yes the kitchen tiles might be marble but when someone else buys this house they will be second hand marble tiles not new ones and they are not to everyone's taste. I for one don't like them and you don't know how many of your viewers didn't like them. There is a very good reason why estate agents say that you should paint your house neutral colours if you want to sell it. Not everyone has the same taste in decorating or lampshades.

    No I wasn't trolling or trying to be rude I was just trying to give an idea of what other people mostly the viewers who might want to buy the house might actually think of it. What I wrote is what I actually think of it and since there have been 30 odd viewings and no offers I suspect that I am not alone in my opinion and until someone actually says what they think the OP can't get a realistic idea of what might be going wrong.

    I would disagree, people can see the garden from the photos. You wouldn't have had 34 viewings, especially as you say the garden has been improved. It's most likely the stairs that have been omitted from the photos. It's not somewhere I would want to move to either with kids or for disabled and/or elderly visitors. :/ xxx
