Staying near and airport I have had several people (friends of friends) who stay with me occasionally and I've never ever had house rules for them. Neither the first time or subsequently.
Potential nut jobs are going to agree to the T&C's anyway so your argument is pointless.0 -

I used to have touring actors stay with me. I never found need to set rules. They would have a key and I bought in basics for them to make their own breakfast, and they were free to come and go as they liked. I never had a problem, and I'd usually get a gift when they left.
Rules just make for an uncomfortable environment.0 -
