    Thanks! They were buying it for their disabled mum, decided 3 months after offer that there were too many
    Doors leading up to the flat for them. Funny because extra ones must have grown between when they made the offer to the day they came to measure up (pulled out 2 days later).

    Ok so I am not an expert but I work in sales and late last year sold my house. There was a problem with the 1st buyers mortgage so had to sell it again. Both times it was sold within a weekend.

    My Oh thought I was mad as I started preparing to sell about 4 weeks before. Anything that was not needed was put in storage. Paint work touched up. Gardens tidied. I knew that I put myself under pressure as we had already had an offer accepted on the house we wanted to buy so did every trick in the book. Candles, Fire crackling table laid with best Dalton.

    The biggest thing for me and kids was that the house was no longer our home instead it became something that we just wanted to sell. It was a mind set. Toys, personal effects any clutter gone and boxed. Our beautiful feature walls became bland dove and pavilion grey and white. My DD bedroom re-papered in plain non offensive walpaper to hide the murals we had done. Bye Bye Pincess Bedroom hello a room that could quickly be changed to anything. !!! Even the kitchen. Everything away and as my OH called it show fruit and veg. Lots of green and fresh fruit.

    After looking at lots of houses before we out an offer in I also completely understood the power of cleaning. Can not believe that some people show houses with dirty dishes in the sink and sinking of god knows what and filthy windows.

    Having a sales back ground I thought it would be a doddle but have to say I have never felt so intimidated. EVER It is horrible horrible horrible showing people around. Knowing that they are judging your personal space. Judging you in your own home. But that is it in a nut shell it is not your home anymore it is just a bag of cash that you want someone else to buy.

    Luckily both times we sold the viewings where on a Sunday once late September and then once early Nov ( my only day off ) and both times there where only 2 couples so total of 4 people. That said the people who bought it did come back about 4 times to measure up, show parents, friends and family. Just as nerve racking.

    I have a huge respect for anyone selling and buying a house.

    I used to read and be told that it is one of the most stressful things you can do and almost scoffed at the idea after all how hard could it be?

    God it is awful!

    As it happens our house sale went through fine but thew house we where buying? Nightmare? Exchanged and completed on my house and expected to do the same on new on on the 8th of Jan. Purchase was delayed so had no where to live. Still can not believe it but the good news is after caravan, and rented accommodation we completed on the 6th of May.


    It is easy for me to say dont worry but I did. It is easy to say dont stress but I did.

    One piece of advice do not believe anything any one tells you unless you see it in black and white and hassel your EA each day. If you are not happy about something change it. I know I discounted loads of houses with ever viewing because of photographs so make sure yours look amazing. If they don't get the EA to do it again.

    I really hope that you sell your house !

    Perhaps you could get ahead of the curve and drop your asking price by around 10%?

    Yep, we are planning to do that, but it requires our potential purchasers to do the same.

    Impossible to say.

    When I renovated a small bungalow, I had exactly the same number of old ladies in the same position, who all wanted to buy. However, would they reduce theirs and get sold?

    No.

    Eventually, after a longish wait and a failed sale due to the deaf old woman next door's telly, an 82 yearold from outside the local area suddenly snapped it up at the full asking price. That was a pleasant shock!

    Two years later, during the Crash I was back in a similar position with the family home. I'd reduced significantly, but did the 3 or 4 couples 'very interested' do likewise?

    No.

    Eventually, a couple who'd viewed 6 months earlier finally got it: they did a deal, reducing theirs by £30k to sell and buy ours at a further reduced price. I carved 1/3 off the garden and sold that separately to 4 neighbours to cover that reduction, so everyone was happy.

    It helped that we knew the couple and had the same agent. A lot of creative thinking went into that one!

    Yep, we are planning to do that, but it requires our potential purchasers to do the same.

    As above, it took ours about 5 or 6 months to reach that point, but with further experience of trying to buy in a falling market, that was reasonably fast!

    On the whole, people do not adjust to fast-changing financial conditions and they find the process very scary, especially when the only way they remember is 'up!'

    Well after our buyer pulling out 3 days before exhange, and having no calls to view for almost 2 weeks - we finally have an investor thats viewed it before coming to see it today. It was pretty much sold as he said he couldn't quite afford it a few months ago but now is in the position to buy...

    Then Brexit happened.. Now we don't even know if he will show. :( can't see him offering full asking price now even if by some miracle he does offer. Bahhhh!!!!

    Good luck with the viewing smallholdingsister! We had 2 viewers on Saturday, no feedback yet but Brexit is making it seem unlikely that an offer will be made as there is so much uncertainty.
