    They are coming to value mine on Thursday, I'm hoping that it won't be too long for them to come out and do the pictures, how long has it been in between valuation and pictures for you?
    I know that wasn't aimed at me, but our house has just gone on the market now. We signed up last Tuesday, photos were done Thursday, on Rightmove Saturday. The photographer was busy though, if we couldn't take Thursday, it would have been tomorrow.

    We have 2 viewings booked for this week. I have no idea if that's good or not. It doesn't sound great to me, but I'll take it. Fingers crossed as we have our eye on somewhere for a second viewing to buy :)

    Pumpkin- It does feel daft spending extra but I am really shy and scared to death of having to show people round so for me it's worth paying more to take the job of showing viewers around. If I was more confident I would deffo do the same as you.

    Houndour - thanks, I've never sold a house before, I have no clue what to expect. 2 viewings sounds good to me I would be happy with that, hopefully one will buy it and you won't need any more.

    I just went on rightmove and put in my postcode and within 1/2 a mile there are 19 houses on there. 11 are sold, 2 are up for auction and the others are either dumps or well over priced. So that has made me feel a bit more positive, I am becoming obsessed!

    Not much family sized around here, for the price. Our house is ex-local authority which means you get plenty of space for the money, but also puts a ceiling on what buyers are willing to pay. We live between two very desirable areas where prices are rising quite rapidly at the moment so I'm hoping we get interest from families who are being priced out of the market for 3 bed semis in those two areas. It's how we ended up here:D

    Ours is an ex council 3 bed semi too and has good sized rooms, can't say the area is great though. That's the main reason we want to move (better area) although I won't be admitting that to any potential buyers.

    How much less do you think ex-council houses sell for than houses that are not ex-council? I've been trying to work out if a house I viewed is overpriced, it is ex-council and the last sale for an identical house on the street was in 2010. There are non ex-council houses at the other end of the street sold more recently, but I am guessing they would sell for more? From googling I found that RICS estimates 20% less, but would like to know what anyone else has found though experience?

    I can only speak for my area, but I'm hoping for approx £145k for my 3 bed semi with gardens, in the two surrounding areas you would only pick up a 2 bed terrace for that and no garden. I live on a very long road, one end of which is not council and a couple of three bed semi's at that end have been on the market at £160k / £165k, not sure yet what they actually went for until the land registry is updated.

    Just accepted an offer on our house 4 days after being on market. The offer is what we wanted, and the buyer has nearly sold (completion due end of March). We were initially told the buyer had nothing to sell, but then found out after accepting the offer that they are still in the selling process. The agent said they were 'misinformed' ...

    Should I go with it and see how it pans out or keep marketing?

    After two months of my buyer peeing about I should have kept marketing!! Buyer pulled out day before exchange :mad:
    Now selling to someone who wanted to view the house first time it went on market, but didn't get a chance to.

    I think there should be penalties if you pull out without good reason i.e major structural issues that are unforeseen. Or go with Scottish system ...

    First time seller here too. It was bad enough just being a buyer last time. First purchase fell through, due to sellers at top deciding to stay put. But it all worked out in the end and got a better value/bigger house. So I keep telling myself that if we don't even get a look in on the one I've got my eye on now :) There's so little about at the moment and what is about has been on for months and everyone we've seen so far has a very valid reason for why they are still on the market. But even looking at the "good ones" that are STC, we need to prioritise what we want or I don't think we'll ever move :)
