Congrats to those under offer!
We had a last minute viewing yesterday. EA rang at 10am for a viewing at 2.30 so I got de cluttering & cleaning after 3 weeks of 3 kids off school so it needed it.
They were a lovely couple who were buying to let, they were here ages & asked LOTS of questions & said it was the most convenient, best location but the 'least neutral' (although the lady pointed out it's all newly plastered & they would just need to whack some magnolia on) & they had things to think about & would be in touch.
Out of the 5 viewings we have had 3 have been BTL. The other 2 were single men. I really can't decide if we should 'whack some magnolia' on ourselves or leave it & hope people will see past it0 -

What colour are the walls? If they're very bold (strong colours like black, orange and red) it can be a bit of a turn off and it might be worth toning them down a bit but I wouldn't leave the house devoid of colour.0 -
In my opinion it's not the election, it's the fact that there's evidence the market is turning over and heading downhill. If you're buying & selling at the same price or downsizing then it's not too important, but not many first time buyers or second/third/nth steppers are going to buy at the peak of the market.
I don't think it's helped, but the market was certainly going down in most of E4 before it was announced. As I've also said before - people are very scared of buying at the top of the market. Mine has gone up a ridiculous amount in 4 years which I'm sure is putting people off. They're being very cautious.
I'm buying for less (but not buying smaller).You said your estate agent says it's not the price, but people in Leigh-on-sea (which you said was a nicer area) are lowering their prices so maybe it is the price?
It's good that you're seeing price drops there though. You seemed certain that the two areas were heading in different directions last week? It'll mean your step up the ladder will be more achievable and leave you with more equity (presuming that you're climbing the ladder).
Not the price (yet) as we've dropped £15k from when it was first up - there's just less viewers (about a quarter of usual). We're pretty competitively priced now. Totally agree though that it may eventually be price as the market will inevitably fall if there aren't buyers.
I don't really don't care if it does fall, so long as Leigh-on-Sea does too. Leigh was holding value well, and the good houses were snapped up within a week - even this week one came up on Mon and was under offer by Tues. It was 'done to within an inch of its life' and I thought it'd go quick.
There have been several hanging around, and I'm seeing more and more reductions - although they do tend to be with 'compromise' houses. Don't remember saying it was heading in a different direction, just that if we don't get what we hoped for price-wise, it'd not be worth moving as I'll still have the same mortgage.
Not moving up the ladder, and no more equity. Trying to lose between 50-100% of my mortgage. There's a lot of equity in my house. Leigh is a nicer area, but London areas generally hold more value. North Chingford (where I am) is still very desirable.

Playroom is baby pink, lounge & up the stairs is gentle lavender & duck egg ( very pale green) 1st bedroom is wallpaper, silver with black flowers but only 2 opposite walls the other 2 walls is the co ordinating silver paper. It's not too girly as I had to please my husband. 2nd bedroom is baby blue & white. Loft space ( 3rd bedroom) is white & pale pink roses.
Hard to know what to do as hubby is working lots & as easy a job as it is, it would be a pain for us to paint ( again) with the little ones about & I hate magnolia 😊0 -

We painted ours from top to bottom in white. I let the decor and furniture do the work instead of the walls. If you like I can send you a link so you can see0 -

I'm afraid our was all painted in bland cream.
When we first went on the market, the chimney breast wall in our lounge was a deep red - I loved it.
Feedback was "love the house but the lounge is too small".
We painted the red wall cream and removed a large coffee table and the next viewer bought it!
I can see beyond decor but surprisingly a lot of buyers can't!Ageing is a privilege not everyone gets.

The one light is that someone who viewed previously and offered, which we didn't accept as they hadn't sold is still interested at the same price, but still haven't sold. Not totally helpful, but at least someone still wants the house.

How important is having a mortgage in principle when making offers? Our situation is slightly complicated and I found out last night I can't apply for it until 1st June. I've contacted a broker today to see if there's another way. May have to wait till Tuesday though.
Does it hurt to do one of those Experian credit checks on ourselves? Just to check there's nothing surprising there.0
