Trying to sell one bed flat, South London, first floor, shared freehold, own front door & planning permission for loft conversion. Loads of transport links to Central London.
Been on the market for five weeks, 871 views across Rightmove & Zoopla, five actual viewings. One offer £35k under the asking price (politely told them to !!!!!! off, may live to regret it).
Oh and the small family firm of estate agents we chose were closed for five days during the first two weeks on the market due to a bereavement. Although the last two viewings were soon after they reopened for business.
Can't be bothered trying to keep everything tidy anymore. Maybe Spring time will bring more people in the door? :-(0 -
Another viewing booked for tomorrow on ours. Feel more confident about this one! As we have been non-stop decorating.
Since, we have got the property into our possession again. The entire house is 'white' so nice and fresh. All glossing done, carpets on stairs pulled up, all outdoors power washed, kitchen deep cleaned (all grout sparking white, I have the burns from a steam cleaner to prove it ��) and fences are all repainted.
Tomorrow, the floors need a wash. However, I am not sure whatelse we could do with with it. Carpets on the stairs will be fitted Friday so this could go against us. As right now it is very noisy going up the stairs. Hopefully, they can see past this as it is temporary.
Luckily the sun is out so the views from the house are incredible. So bonus on that!0 -
What's the asking price?
Well it's expensive, nearly twice what I paid nine years ago, but that's London zone three for you. The thing is though (according to the agent) the couple who made the offer were really after a two bed but due to the planning permission on my place they were willing to take it and do the loft conversion. They lowered their offer to take account of this.0 -
Just curious but how many views are people getting per day on Zoopla? I have asked our agents for the Rightmove stats but they don't seem to want to give them.0

I think if I'm reading my stats right, that I had average of about twenty a day detailed views last week. Only one actual viewing though. Feed back was they said it was best on offer for the price. But no outside area so a no go.0

Hope you like it, but if you don't the chances are your reason for not offering is 'it's too far from town' and the vendor will be saying, they could see that on Google maps....
There's an art to reading between the lines on what people are telling you.
So we looked at it - and we both really liked it! The problem is.....is it too far out of town? In many ways it's better than the other house we're interested in but its just in the wrong place. Not sure it offers enough versus the increased distance to schools, town centre etc0 -

I can't see much happening before Article 50 Day tomorrow - give it a couple of weeks after that, esp with Easter and springtime, and it should pick up I hope! We've knocked £5k off. Not a big reduction, but might mean we get reasonable offers in line with what we'd accept.
