    Latest news - seller is ignoring the agent! We rang up to get an update (she is relocating etc) and the guy who is covering whilst original agent is on holiday says shes ignoring him.... fun fun fun!

    I'd give up on it, if she's proving difficult now she will probably prove difficult all the time.

    We placed an offer at £30k below the asking 'offers over' price, based on the fact they paid this amount under 2 years ago. We made a second offer 10k higher and they still said no. They've only done some decor work and changed the kitchen (it hasn't added value, as the previous kitchen was modern and immaculate, so they changed it due to a taste thing) but nothing that's added any value.

    Sometimes people will just sit stubborn when they think they're owed something. It's easy to walk away without any loss as a buyer.

    Which reiterates, along with her high asking price, that she is not that bothered about selling. Certainly not for a low/realistic price.

    I think you're torturing yourself with this house.

    You are so right we are. She is back from holiday today and we are off on hols on Wednesday so agent said he will get us an update today or tomorrow.

    she might have to relocate to cambridge - which is news we are waiting on. If this is the case then she needs every penny as even for £290k she will struggle to get anything nearby (my brother lives near Royston) for a similar price that will be a 2 and 1/2 bed like she has now.

    Shame but we continue to hunt the market!

    I would never have said this before your latest info, but I didn't like the house. Quart in pint pot...

    Mind you, the year of my life I've recently lost, eradicating the awful flat roofs on my house, might have something to do with it! :rotfl:

    Shame but we continue to hunt the market!

    We get this a lot here in North Wales. We have viewed several that have been on the market for two, three even four years. We have made opening offers generally 10%-12% less, which I thought was more than generous, but flat refusals from the vendor. After pushing the agents to get a price from the vendors we eventually find out they want the asking price or very close.

    In other words, if they can find a couple of mugs to pay more than it's worth they will sell it.

    That's exactly why I'm here in Devon and not Pembs or Ceredigion, which was where I originally wanted to be. No one would deal, and to be blunt, the properties were far too expensive for what needed doing.

    Land Registry / Rightmove sold data means we've been able to keep tabs on properties over there that we offered on. Where they've sold, the data shows they should have gone with us and saved time (up to 3 years!).

    So, we got our prices right, although I'm sure we were viewed with some derision at the time we suggested them.
