You had said what I was worried about. Hence the over priced value (the agent agreed and they said the owner had asked for that - they had suggested 10% less - I work next door to the agents and asked one of the ladies who does the admin!)

I would walk away - you are not gong to convince her she is asking too much. Start looking at other houses as whether they work for you, not as a comparison with what might have been.0

DH is going to view 5 houses on Wednesday if he likes any I will go view Saturday and we can make some progress before we go on our hols on 9th March.

I also said earlier I would pay more than that! I am just being realistic with the valuation - working with a mortgage broker who sits next to me I honestly do not think its worth much more than £260k doesnt mean I wasn't willing to pay the £270k.
