    You had said what I was worried about. Hence the over priced value (the agent agreed and they said the owner had asked for that - they had suggested 10% less - I work next door to the agents and asked one of the ladies who does the admin!)

    I would walk away - you are not gong to convince her she is asking too much. Start looking at other houses as whether they work for you, not as a comparison with what might have been.

    Yes is very hard isn't it? I am very cautious too because I have seen negative equity with close friends and don't want to buy somewhere without worrying about selling it on.
    Yes, we worried about buying what was a 'weird' house for the area, but as we stayed there 21 years, it wasn't really a problem.

    Times, and fashions, change. My daughter is currently paying what seems a huge rent in the area we used to laughingly refer to as "Sadly Broke" You'll know where I mean!

    loving the 'sadly broke' I know rents are crazy aren't they?

    DH is going to view 5 houses on Wednesday if he likes any I will go view Saturday and we can make some progress before we go on our hols on 9th March.

    I want to offer £255,000. Now I will go up but I don't think its worth more than £260,000.

    Hi just to say we always said that the first offer would be c£260,00 but the limit was c£270,000.

    I also said earlier I would pay more than that! I am just being realistic with the valuation - working with a mortgage broker who sits next to me I honestly do not think its worth much more than £260k doesnt mean I wasn't willing to pay the £270k.

    We also are talking of a max of £270k depending on the level of issues mentioned above.....
