    It is appears to be.

    That reduces the choices in the immediate area, not that the OP really wanted to make this particular choice anyway.

    hi yes we said yesterday we didn't want to proceed as the owner had an offer - less than asking price though. £245,000. Think hes accepted it.
    All you can really do is offer what you think more expensive house is worth and see what they say.
  • Right we are offering £262,500 (£30k over what she paid in Oct 2007).

    Explaining to Agent why etc and see how it goes. Hopefully good news.

    Because she bought at the peak of the market - she is worried about her loan to equity as she is buying in more expensive area.

  • Make the offer, this is a good test of the market given there is another option.

    When I've looked, and Ive seen two similar properties, typically the one I like and want is the one that is priced higher - which makes sense.

    I would not be surprised if they turned around and said, well if you think the lower price is more realistic - but the other house! Of course, when you don't, it tells you that you do value the other one more...

    But like I said, no harm in making the offer. I always think you should look round as many places as you can so you get the best feel for the market. Then you can offer what you think it is worth. If they reject it and someone pays more then there was not much else you could have done. If they reject it an it's still on sale 3 months later... make another offer, but this time... less haha!
