Just a quick update on my snagging process.
So far it is proving fairly painless. In my absence, my parents met with Barratts to discuss the surveyor's snag report. They accepted all but two snags, one was related to an optional security standard that isn't applied to my development, the other was something that was flagged for further investigation and been found not to be an issue.
Everything else on the list should hopefully have been sorted now, which given that the survey was two weeks ago and the meeting was on Tuesday bodes well. One unexpected consequence of the survey seems to be as well that it resulted in the site manager re-inspecting the house and he's added some additional snags to the list to be sorted. Again these were nothing significant but it all results in getting the best finish possible.
Now I just can't wait to see it all and get moved in.0 -
I was a site agent for years on new builds .
My best advice is Dont look for problems only solutions.
Any problems make them aware .dont just say oh theres a gapping hole in the ceiling paper trail it .This is just incase it wasnt done or overlooked .
Always email or if it is a hole in the ceiling ,letter it .
Remember that a new house takes a few years to settle and the initial decoration is a coat of emulsion that has no vinyll content and is there to allow the drying out process .

So we had our familiarisation visit today, went well even if it just mostly boiled down to "here is the isolator switch for this and here is the isolator switch for that".
We didn't go too heavy on the snagging as apparently Taylor Wimpey give you a week or so after you move in to come up with a list of stuff and they'll fix it then. We did notice a couple of things wrong (an uncut bit of wood around the extractor, some paint scruffed off one of the walls, a tree from the plans that is missing and a front porch bit that is different from all of the literature we've ever seen) but its nothing we won't complete over.
Super excited now, just over a week to go!0 -
You'll find a lot of the "snags" you see on familiarisation visits won't be there when you move in.0

Good news Pete!
Our visit went well overall, but we did notice one huge blunder. They fitted the wrong sink in the downstairs toilet which is completely different from the other two in our house. They said it's not a big job to change it and it will be done before we get the keys on the 23rd.
We also noticed a couple of small cosmetic snags but nothing serious. Dishwasher had a little water patch around it so we asked them to double check for a leak, but it didn't leak while we tested it. Aside from those things, the quality looked very good and we can't wait to move in.0 -
We got to visit our house for the first time today - both amazing and overwhelming!
Kitchen and bathroom etc aren't in yet but we got to get a feel for how big the rooms are going to be - our living space is huge and has such a lovely set of french doors which let in so much light.
We're booked to go back in 6 weeks when hopefully it should be pretty much finished anyway so we can see all the fixtures we picked out actually in place.
It was pretty funny when the girl in the site office asked my boyfriend what size shoes he took so she could give him some safety boots... He wears a 15 or a 16 so they definitely weren't going to have any in his size! Thankfully they still let us go out on site!0 -

Hi all
Newbie here!! I've had the call today to say that the plot we want is being released on Friday and so have booked in to reserve. The build was due to be 6 months and we were told a couple of weeks ago that it is now going to be 9 - we aren't phased by this as it'll mean an extra few £k in the savings pot (ideal when your friends decided at the weekend to marry in Mexico next summer!), but I am concerned about needing an extended mortgage offer as most expire within 3-6 months.
Does anyone have any experience of this? Is it a major barrier to getting a good deal, or can you get an offer and re-search further down the line (provided your circumstances don't change)?

It was more of a this is how this works, here's what you should and shouldn't do etc. There was one or two things with post it notes on that they were going to take a look at and said they will fix before we move in.
It's looking like they won't change the downstairs toilet basin, apparently the one from the showhome is too big and would not allow for disabled access, so we can't have it. Bit cheesed off about that as we are not disabled and the only reason we upgraded the toilets and sinks in each bathroom was because we liked the show house sink. Not a huge issue but still annoying as the new basin looks nothing like the other two upstairs which we paid and upgraded for. They never bothered to phone and let us know so we didn't pick it up until the familiarisation visit.
We get our keys tomorrow, very excited however despite the above. :j0 -

We have the same disabled requirement which drove a different basin in ours which made the downstairs bathroom look VERY ugly.
We just made sure they tiled all behind the basin and will fit our own design shortly (we've been in a week so far).0
