That's why I thought none of them dealt with shrinkage then as we are DWH too. But I thought I read it in the NHBC guarantee and that it should just be filled during decorating?0

Yea, its amazing how much money you save it you head out of the city a bit!
The Flatford looks good, we went for an Ennerdale which is a 3 Bedroom end of terrace, looking at in the flesh it all looks to be a pretty decent size but I know that can change quite majorly when you put all your stuff in.
Went for another sneaky peak today, the cooker is now in, the taps are connected and the lights work. Currently left to do are the carpeting, attaching the front porch and some shrubs outside the front plus all of the NHBC checks.

Just had a call to tell us our kitchen is in and doors are going in and asking when we would next like to see it! So we are having another look around week after next. And we will get our carpet supplier in to measure too.0

Another bit of good news this week having completed last week. The snagging survey was conducted on Wednesday and the surveyor said he was extremely impressed with the build quality. A few snags but nothing too serious on the whole. There is an issue with the damp course on the garage not being high enough but the builder's site manager agreed and has said they'll look to sort it.
The feedback from the surveyor has definitely re-assure me that I've got a good house and that the build has been done to a high standard.
Also, had it confirmed that I've got fibre to the home internet. No details on who I can subscribe to or how to arrange it yet. Anyone else had to sort FTTH internet yet?0 -
@mleach101, good stuff, would you recommend getting a survey done? Are they expensive? We haven't got noticed anything obvious with ours but I don't know if it would be worth getting a second opinion.
No sign of FTTH for us. I would LOVE it if we could get it but BT is currently estimating that the best we can get is going to be 9Mb, our friends on the same development top out at less than 2mb. I hate BT and their monopoly.0 -
I think I do recommend it. It was about £500 to get the survey done but had I not been buying a new-build I'd have paid similar for a Homebuyer's Report. My reasons were two fold really. On the one hand it gives me the confidence that I've bought a good house, but also that any problems there may have been would be professionally assessed and communicated to the builder by the surveyor.
I wasn't there for the survey itself as I'm away with work but my parents attended on my behalf to provide access. The builder's site manager also attended which I hadn't expected. Apparently the surveryor was extremely impressed by the quality of the build and the professionalism of the site manager so it's been really re-assuring.
On the whole the snags are all cosmetic with one exception and that is where the garden level slopes and goes higher than the damp course on the garage. Barratts acknowledge the problem and are going to come up with a solution.
I'm also considering getting a second survey done at 18 months in case anything has developed that should be rectified under the builder's warranty period.
Not sure on the rules on personal recommendations on the forum but happy to pass on the details of the company I used.0
