I'd have to agree with baxt3r. We paid for flooring as it was just something I wanted done before we moved in. The integrated kitchen goods were extortionate so we're taking our own. Built-in wardrobes was another, even the sales guy said not to bother as they were far too expensive! I wanted lights under kitchen cabinets as well but he recommended looking at the ones you stick on yourself; glad I did!
I think it's a good idea to think of things that are your 'must haves' and things that you'd like if the price is right and set a budget for what you'll spend at maximum.0 -
I thought I'd get them to price up adding in sliding doors to the recess.... £1600..... 2 sliding doors and a shelf....
I can do that in a couple of hours and for around £3000 -
Another in SE - so no incentives added at all. Quite jealous of a friend up north who got stamp duty, legal fees and flooring.
Our 'options' chat is not for another two weeks but apart from an outside tap we arent getting much.We haven't discussed colour yet but neutral/white is what I would be after. Basic kitchen with the oak sides and long thin handles.
The builder have quoted just shy of four grand to do the flooring and carpets. Which is mind bogglingly expensive. Looking at alternates currently - even good ole carpetright can do the whole house with really decent quality flooring and underlay for 2K
We wrote to the local office with our concerns re access to the house/back garden and now there is no back door the only real way in is to walk in the road (which is dangerous - imagine with shopping ,kids a buggy as well as a dog) i also noted that now there is no door or window in the utility (or fan) it breaks local planning regs.
Also were they expecting us to lift our huge wheelie bins from the purpose built storage point in the garden, up several steps through the side entrance, into the garage, open the garage door then drag them round to the front of the house?
So we have asked for a gate to be put into the garden wall to the front and a window into the utility (otherwise that room is just a big dark cupboard to the back of the kitchen and with no air and a washing machine and a tumble dryer i think it would encourage a mould problem)
We got a polite email back stating the matter had been escalated to the technical team at head office.
The OH and i have agreed how they handle this will determine if we proceed.Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...0 -

4k does sound expensive, that's more than we've paid for extras in total. I think if we'd been given that price we would've had it fitted ourselves too. I dread to think what some people must actually pay for.0 -
I also dropped a letter to our local planning department.... As none of these changes are on the plans lodged with the council - esp the access and walking in the road issues.
I just asked for their thoughts on the matter and if they could supply me with the plans that agreed these changes.Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...0 -

I have to be honest i'm gobsmacked you haven't walked away.
By the sounds of it this property bears no resemblance to the one you wanted to purchase. Which is surely the upside to a new build. It's tailored to what you want...0 -
We have agreed to a few extras or options as TW call them !! With being in the South east too they don't give anything away free as the development is in such demand.
So options list we have agreed to is
-The rest of the kitchen diner tiled. They only give 'free tiling' to the kitchen section of the room. I think this would look weird to have different flooring
- Tiled bathroom floor & cloakroom floor ( no floor in bathroom included )
- Hallway tiled
- Wall tiles above bath and upgrade to a wall mounted shower in bath
- Downlights in kitchen ( you pay for drawings and per light )
- light in garden
-tap in garden
- additional Tv point in bedroom
- carpets ( we did get a quote to get it done by external company and was 500 cheaper. At the time there was an offer on but with no idea on moving in date this was tricky to coordinate)
- grass in the garden
Otherwise not upgraded anything as you can choose upgraded wall and floor tiles, bathroom suites and kitchen doors/ appliances
Kitchen and basic standard appliance included for our house
We are paying in completion via our solicitors.0 -
Ohh really wanted to get upgraded light switches to chrome, light in the loft, and more downlights but couldn't justify the price.
For us moving in without carpets or flooring in bathroom would mean one of us would have to take more time off work to get it done.0 -
It's disgusting how some developers offer basic things as options.
It's one reason I went with Bovis - pretty much everything comes as standard except for flooring - but we negotiated that easy enough.
Oh and an outside tap which was £98.0 -

If you don't mind me asking, what sort of price is all this setting you back? A lot of your options are similar to what we will want so would be nice to have an idea.
