Yea our missives said we couldn't paint outside of house or put up a satellite dish. We are getting Sky though as Virgin aren't in the area but we've checked and it's fine as long as we don't put dish on front of house. Although on our many visits we have noticed some houses have them at the front! The cynic in me noticed at Christmas all the houses had matching wreaths on the front door - I think Barrats did that to make it look all pretty lol.
Matching wreaths? maybe it was just for show for when people came to visit the show homes and look round the site. We will be them neighbours that the whole house and garden will be lit up with annoying flashing lights and a light up reindeer family :rotfl:Wonder if I can convince other half to buy put a santa and sleigh on the roof too- there's no clause about that in the contract

We can't have a walk round from what I understand till its complete.
The kitchen will now be the same L shape layout as the warwick 3 bed home so there will now be no units under the window and just a big tall unit in the corner.
We are still awaiting a kitchen plan, as the one we drew on to put the sockets and lighting in was the original layout. This is now holding up our exchange as we've told the solicitor not to exchange until we have seen this plan.
I note you've mentioned about painting your door/garage after... I'm not sure if yours will be the same but when we went to sign a contract theres a list of things you're not allowed to do to the property.. and one of them is change the colour of the door/garage - it has to stay the colour they paint it.
Same with another clause saying you cant run a business from the property and have business visitors - this isn't good for me when I am a sole trader and have people visiting for appointments!
Another thing was we're not allowed to change the outside - i.e we cant render it (which we were hoping further down the line to do!)
So when you go see your solicitor have a good read through all the documents they send you!!
That's a real shame on the kitchen, I'm sure you'll not even think about it once your in though.
We exchanged yesterday and I asked them about walking around and they're going to speak to the site manager for me. I think it one of those where some sites will let you and some won't.
As others have said, they're all standard clauses really but they're only worried about them whilst they're still on site, as soon as they're gone they don't really care. I'll just check with the management company just to be sure though. For your business, unless you were to put up signage and have people coming or going every 5 mins then I don't think you'll have any issues.0 -
Hi guys I'm after a bit of help RE: Taylor wimped new build homes, I'm considering buying one but want to know if anybody has any advice on negotiating extras, the homes seem very overpriced compared to other homes such as persimmon ect. But the finish on Taylor wimped seems so much better! So if like to make some of my money back in extras, to make the extra 20k worth it! Has anybody got any advice? The sales advisor at the site doesn't seem to be interested in talking to us as she's selling so many homes.. But surely they can't be in the position to let me walk away for the sake of some free extras, I'd love some advice before approaching them, thanks!!0

It all depends on the local demand. If demand is low, then you have more bargaining power and the developer is more likely to supply incentives. If you're purchasing in a high-demand area, then you can pretty much kiss goodbye to extras. Why should they bother giving things away to you when they will have another potential buyer tomorrow?0 -

I must say I agree with Binky here, you've already said in your post the finish is a lot better on the TW home, so that will be one of the reasons the house is more expensive. You have to ask yourself if you'd rather save the 20k on a cheaper house or spend the money on the better finish. - Only you can answer this.
If the houses are up for sale and selling well there is no reason for the developer to give you any sort of incentive or discount.
On another note if you're looking at using the help to buy scheme, some builders see this as an advantage as it is so won't offer to throw anything in!0 -
Well after our site meeting we are trying to decide if this house is for us.
• As per my worries there is no back door as the drive has turned out to be too high up the back elevation of the house and now no side gate as there needs to be a retaining wall.
• There will now be a door in the garage and a staircase down into the garden - this takes up more garden space than you would expect.
• As the garage is much higher than the garden so the wall on that side will be huge.
• The garden will now have high walls on every side so will look like a brick box.
• The drive is located to the back of the house so you would need to walk round the house, down the side along the front and in through the front door.
• There is no pedestrian walkway to the front of the house so every time we enter or leave we will have to walk in the road to get to our drive (and the road is a single car wide)
• The garden will now be on a steep incline
• There is no direct access to the garden at all
• There are no windows at all on the back elevation meaning the utility room will have no windows, ventilation and no natural light. Without windows to the back there is no view of the cars, garage door or driveway.
• The second car parking space is now awkward as they have also added a retaining wall curving to the front. So we would both have to park on the drive one behind another meaning shuffling cars all the time. They were quick to point out its still two spaces…
• It was the site managers last day. He has left and they currently don’t have anyone to step in.
• They have never done our build before and the outgoing site manager hadn’t a clue how the plans worked and he totally admitted it he kept reading the plans wrong and we had to correct him.* they also could not work out how the kitchen was going to fit in at all.
• The house looks NOTHING I repeat NOTHING like the style shown in the brochure. When actually built its going to have a cement coloured render no brick detailing at all - with a particularly ugly grey flat roof front porch, grey front door. white garage door, grey window frames and guttering. Its going to look like a grey box. Rather than the prettier pitched porch and white and brick house.
Heres the difference and a screenshot of the house on the plan - so you can see the issue.

Pros it’s the only three bed with both a garden and parking in our price range and as a bonus its detached.
Oh wants to proceed as it getting on the ladder and we can’t afford anything else as well has house prices are seriously outpacing us and our savings.
I don’t because nope, just nope (but I appreciate we have limited options) but it’s so UGLY! And the parking thing is going to get old fast. Shopping, unloading the car, car shuffling and having to walk on the road to take the dog out three to four times a day.
Looks like there is going to be some arguments brewing.Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...0 -

I can't believe your OH is even considering proceeding. I would probably pull out if only one of the problems mentioned was an issue, there is no way I would buy it with all the problems above.
The site manager is the most important part of any build. The fact that your neighbours have already had problems and now there is no site manager at all should ring alarm bells.
Walk away or you will regret it. I am not surprised that they will not let you have a surveyor inspect the property before completion.0 -

no point paying to resent a house and whats worse,if I went to view it and saw ll those things (and I would) then I would walk away...you don't want to end up with a problem child 'friday' house.0 -

Exactly, they can't even get it right when they are building the same house time and time again so I dread to think what yours will turn out like.
Someone previously said that at least you had the NHBC guarantee. You should never rely on this as even if they agree to cover any remedial works, it will probably mean that you will have to move out for months.0 -
Tygermoth I'm so sorry you're having such a torrid time! I'm not sure the benefit of being on the housing ladder would outweigh the resentment you will potentially feel towards this house and how it is not what it *could have* been. It's also worth noting that new builds often depreciate in value initially so although it would get you on the ladder, moving up in a short period of time could prove tough if you went into negative equity.
You definitely have a lot to think about, I hope you manage to come to an agreeable decision with your OH.0
