  • Fashionvictim, have you exchanged with your buyers as well? Do you know what stage of readiness your house is at?

I want to join please ! I've been reading this thread since it started .. I am going to try to be positive....

We reserved in October 2015 with Taylor Wimpey for a 3 bed house when the build was already in progress.

Our build completion window for our property was due to be finished was December 2015-January 2016.

Then we were told delayed until end of February 2016 due to company changes to finish standards and bad weather?! It's not ready still !!

And I think to get us to finally exchange they moved the long stop to date of end of April 2016 ( was originally 6 months after last day of the build window so end of July)

The house is exactly what we want, but I don't really know why it is taking so long. It has a roof, windows, garage etc now. One garden wall is missing but it has the fence the otherside. (we stalk the house too!)

Not been able to see inside progress as not 'allowed' on site since our first (and only) visit onto site in October 2015.

All I can think is this house will be built to the most amazing standard now it is taking so much extra time?

So far it's been very stressful with our buyer and never really knowing when we will be in, but we have exchanged.
Sometimes it's not that actual build of the house that holds things up. Maybe there is a service trench nearby? Maybe roads etc aren't yet completed? Also there are health and safety considerations if they are building houses in the vicinity.
  • Jon's right.
Our is house is very nearly finished but there's so much going on around the site (roads, paths, other build phases) that they won't sign it off straight away.

Yes exchanged with our buyers to complete on notice (when TW give us the 10 days notice)

We do ring Taylor Whimpey weekly but the sales people in the office shuffle there paperwork and tell us nothing really, so no idea on inside progress. Oh they did say it was 100% going to be ready for Christmas though so you can't really believe anything !!

I understand that other houses /roads need to be complete but the road has people living on it already since last year, plus the more recently completed house at the end of my garden is lived in now- they moved in Decemeber.

Do other people have a set completion date or are you all on estimated dates?

Haylescom that's exactly it choosing colour schemes etc when you don't know what you want on your walls! It's mind boggling. You got lucky with the free extras and your pics look beautiful, I love the kitchen! Your very nearly there now not long till March. I know it's nerve wracking as with new builds you are very much in
The dark with progress and when you can move in! Are you hoping to exchange this week?

Fashionvictim I'm sorry it's not been sorted for you, I can't imagine how it must feel having the goal posts constantly moved! I know were positive here but I must say the thing that makes me the most anxious about the whole process is that it won't be ready on time and you won't find out this till the last minute! I understand that things happen and circumstances can arise, but then on our part mortgage offers expire, we might not be able to stay where we're living if it was delayed 6 months etc! Don't think the worry will truly lift for us all till we have the keys :) we haven't a set completion date they are hoping June 24th but say they will give us a 14 day notice.
  • Fashionvictim how frustrating! I guess we're in different circumstances as we didn't reserve until they'd started putting the roof timber up so it's all been at a stage where we can go on site and look around. Hopefully you'll know more soon!
Chlo88 we were initially supposed to exchange on 17th January, but with Christmas anyway that was never going to happen! Our solicitor has caused me so much stress and has not been honest about what she has/hasn't done. We signed everything when we saw the senior executive and she was waiting for some paperwork from the developers (something to do with some paperwork being in charles church name and some persimmon). So yes, hopefully this week!
We missed a special delivery yesterday addressed to us both which I think is our passports. I don't want to hound the senior executive as she has been fab in comparison, but if it is our passports that gives me an excuse to email her my thanks and ask for an update!

Mind if I join in the excitement?

Currently in the process of buying a Taylor Wimpey Ennerdale just outside of Norwich with my OH. We've gone through a chunk of the purchase process already, paid our initial reservation fee, got a DIP from our bank and the ATP from Help to Buy and the evaluation of the place was apparently done this week with the bank and the searches have being completed by the solicitors.

Annoyingly our FA didn't initially mention that we would be as tight on the financial side as we have being, this has meant a couple of revisions on the figures we have given him and we are in a bit of a hold up with the final mortgage application due to my girlfriend getting a promotion a couple of months ago and the improved pay not being in effect for long enough.

As far as the house itself goes, well last week we were at "first lift" meaning scaffolding had being applied so the brick layer couldn't easily reach the top level from standing on the ground (essentially half way up the ground floor windows) we went on a stalk this weekend and it seems to be at least 2/3rds up the windows now so they're certainly making progress. Our current completion date is June / July, it will be interesting to see if they make it.

We've had a brief look at the options but TW seem to be pretty stingy with them. Our friends recently moved into a Hopkins Homes house on the same development and they got their kitchen flooring included, no such luck for us annoyingly. At least we are happy that we decided to put down when we did, the same house on the same development is currently going for £5K more!

Anyway, heartening to read how everyone else is getting along and sads to hear of the problems, @Tygermoth - for whats its worth I would walk and look at getting your solicitors to get the money back, they really don't look to be giving you what you originally signed up for.
  • Hi Pete,
Hope you manage to get your mortgage sorted! My OH gets extra pay that we weren't allowed to include, even though he always gets it! They just said it was easier to discount it.
Not sure many companies throw in freebies anymore, we've had to pay for all our flooring. I know we could've got that done ourselves but sometimes convenience is worth the cost. We're in the SE near London and house prices are going through the roof as well.
  • Thanks! Hopefully we should hear back later this week, our FA has made it sound like we will have to extend the term because of it but hopefully we can just pay back a little more each month.

How are people finding the cost of extras from the builders compare to getting them done by a third party?

We've had all our flooring included but were lucky as apparently Redrow have now told all their sales staff that no more incentives are to be given. It will all depend though on how quick they sell them.

Personally, I wouldn't pay for extras unless it made more sense for them to do it such as downlighters. Items that can be done after you move in will usually be massively cheaper if you do them yourself or get quotes once your in.
