    I'm a real newbie, can't even find my other 2 posts! But I really have to share, so sorry if this is not the right place but can't find where's better. I've put my house up with an online estate agency (pink residential) for £329 K and instead of 1%+vat which is the local norm, it's £355+vat. I phoned and spoke to them and they were really professional, where as last time I sold through normal estate agent, they were crap! They are good at getting in touch about viewers and get back to me all the time, and house looks good on Rightmove. Really really happy.
  • I am going through valuations with 3 agents at the mo, and they are all quoting 8 weeks lock-in. Can i stand my ground, follow Marcu's advice and try and get them down to 1 week, or is that unrealistic?

    Andi - yes, all you can do is ask! When my EA showed me their standard contract it had 16 weeks' notice! when we#d worked out our first choice EA, I went back to them and said 'i'm deciding between you and x, i'd like to give you the business but I'm not comfortable with anywhere near 16 weeks' notice. Understand you need a decent run at selling the place but it has to work for both of us'....then said nothing and waited for him to say something. He went down to 4 week contract with 2 weeks' notice, which i thought was fair enough.

    just decide on your minimum acceptable contract and see how you go...

  • Thanks, I'll be copying and pasting that for future ref, also not sure if you can answer this but I have a joint mortgage with a difficult ex, I want to sell, he doesn't. He lives there I don't. Am I still ok to arrange for valuations and visits for estate agents. I have a key to the property and all, what I mean is does it need to be agreed by both parties? Thanks
