I would be really interested on your views on marketing without an estate agent. I have been looking at for example myproperty for sale and it seems I can save thousands. I was thinking of putting it on for a month or two and seeing what the interest and reverting to a high street agent if nothing happened.0

Smoberly...I was also looking at selling privately and used comparethehouses.com. I chose that because it looked professional and it is a free service. I put it on a few weeks ago and have had a few enquiries, so it might be worth looking at.
I was looking at some of the other posts last week about selling privately and it sounds ;ike it can be a bit of a lottery. But if it's free then I thought why not give it a try.

Does anyone know anything about the companies that offer a quick sale for your home - they seem to buy directly from home-owners? Not sure if this might suit us - we need to release equity from our home and selling through an agent is taking ages. Just not sure if these home-buying companies are really trying to rip-off people under pressure. Any advice or recommendations would be very much appreciated.0

Not sure if I should be starting a new thread or jumpin in on this one, but I need some advice please ..
Bought this house three years ago - I guess you could say we found the village location very attractive - fell in love with the garden and the fantastic views at the back -- just fields/countryside.... However, the house needed some work and we overlooked all that in favour of the location...
We bought a lot of expensive wooden flooring and prepared ourselves to do the work ( property needed new bathroom and kitchen too) - Within 6 months, my partner was made redundant (he's now back in work) and everything was placed on hold for a year -- during this time we accumulated a lot of debt and we are now playing catch-up which means we cant replace the bathroom and kitchen like we intended because we cannot afford it. To cut a story short, we decided we wanted to move back to the city because daughter wanted to go to college there so we decided to put the house on the market --- its been on the market since end of May this year and although we've had a lot of viewings, the feedback is pretty negative other than the two couples who liked it who said they would like to make us an offer once their houses are sold. We have decorated most rooms - (bedrooms, dining room and living room) but the kitchen and bathroom remain untouched. We've got £1,500 worth of real wood flooring stacked high in the dining room - we've been told not to lay it but I'm wondering if it would help to sell it. We can't reduce the house further, otherwise we'll be selling it for farless than what we paid for it three years ago. There is a house further up the road which has been on the market for several months - starting price was £245,000 - it's come down to £209,950 .. the house is immaculate and the garden is 5x the size of ours.... it's just not selling....not sure why..... My daughter has started college already, (she's just 16) - she is staying with friends and I'm a 45 minute drive away. We are very close and I miss her terriblyGuys, can you give me thoughts,ideas on how to move forward?

Moving house to be closer to your daughter seems a little extreme (or maybe I have misinterpreted this), although this sounds like it might not be the only reason you want to move. If you all miss each other so much is there any way she could go to college closer to you? It would be a cheaper and possibly less stressful option.
It's also probably worth bearing in mind that at 18 she may well be off to uni and might move away again. What would you do then? Move again to be near her? I think you have to do what suits you. Your daughter is of an age where she will be spreading her wings and flying the nest, although I appreaciate she's still young and you want to be there for her.
Regarding the flooring - would you want to take it with you? If not, lay it if it'll improve the look of the house. It's only cluttering up the house in the interim.
Houses aren't selling at the momment because an awful lot of people face financial uncertainty. Don't want to commit to something they may not be able to afford, especially with the prospect of higher interest rates in the future. Banks are also being more risk adverse in who they lend to, returning to more normal lending multiples and requiring bigger deposits.
I've said it before but if a house isn't selling, it's for 1 of 2 reasons either there's something wrong with it and/or it's too expensive. Buying the house in 2007 means you bought at peak prices, so unfortunately you're probably going to take a hit on it. Fortunately so will the house you are going to buy, so you're probably not going to loose that much when you think about it like that.

We have had our house on the market for 18 months now and really need to sell it due to a new job relocation. Has anyone had any dealings with companies who will buy your house. I understand they will only give you a percentage of your house valuation which i'm guessing is not that high. Just trying to weigh up all our options. Any information would most welcome.0
