    Surely that means that in one of the 12 months of the year, you will have 2 sets of mortgage payments deducted from your bank account? Ouch!

    I used to be an agent for a corporate agency and while the fees are generally higher, I do believe the service was higher and our tied conveyancing service were fantastic. (i do know of one corporate whos tied conveyancers are terrible but i will not mention any names) we used to have a lot of property come on with us that had gone with the cheap agents initially and did not get the service they expected. I do believe you get what you pay for! but also you must also make sure you get what you pay for.

    Just remember to keep an agent diary, take notes of the viewings, the viewers names (very important if you end up going multi as agents often try to set up sales to viewers introduced by the other agent innocent or not you could end up being billed by both agents). Take note of the vendor updates you get. A good agent should speak to you on a weekly basis whether they have viewings or not. If you are not getting viewings, have a meeting with the agent, discuss what you can do together to increase your pottential. Ask your agent for your right move click through rate. If this is lower than 7% you really need to do something about this.

    I totally agree with registering as a buyer first. Go and view a property, try and choose one that has been on the market a little while. Discuss making a low offer. See how the agent reacts! If agents will back down on thier fees to get you on the market, how much do you think they will fight for a high offer for you? Will they try and pursuade you to take a low offer to get a sale! And absolutley dont just go for the highest valuation. Ask them to show evidence of property achieving that price, and how they think they will achieve this for you? The contracts do not show the promises the agent makes you when trying to get your house on Take a note of these promises and match them to your diary. Every agent will tell you they will sell your house quickly, ignore that! thats a promise they cant possibly make! ask them how! If you can look at your diary during your contract and they are not meeting thier promises then make an appointment with the person who you signed the contract with showing him/her the promises they made. Keep note of all contact with the agent and if when you have sold your property if you do not think they kept thier promises then put that in writing.

    Should have said, when you register as a buyer don't tell them you have a house to sell. Dont tell them that until you are ready to choose who you want to have a valuation from. Most agents look after people with a house to sell in thier area who is not on the market above all others, you want to find out how you be treated as a buyer!

    Hi,

    This has probably already been covered, but it's quite a long forum and I haven't managed to read it all!

    Basically, I'm tempted to sell my property without the aid of an estate agent, as the ones who have valued my property have quoted a high fee (usually around 2%), and they won't budge. They say they are more inclined to offer a low fee for a more expensive property, and mine is only about £125,000.

    Therefore, can somebody recommend a website that I can register on to sell my home? I know that there are four mentioned on Martin's property selling page (littlehousecompany, houseweb, home.co.uk, and privatehousemove), but I don't know which one is best. Also, do you know if any of them advertise on sites such as rightmove, or findaproperty?

    Any advice would be greatly appreciated!

  • Does anyone know when your house is officially classed as "sold"
    My mother has recently accepted an offer on her house but has since changed her mind - no contract has been signed but the estate agents are trying to charge over £1000 as a fee for selling the house. Is this correct?

    Its a while since I worked for an estate agents, but in my day there is usually a clause to say if you withdraw the sale, there is a withdrawal fee, they have not sold the house until the money is in the bank. They are entitled to charge for board, advertising etc, depending on what was in the original confirmation letter, had letters gone out to the solicitors and had there been a survey by the proposed buyers.
    If she changed her mind quickly before these things happened, then I would think only expenses and maybe a withdrawal charge would apply, unless she signed something which says different. Also, did she accept the offer on her own or did she do it through the estate agents? In any case, I cannot imagine they have used up one thousand pounds worth of time, unless it had been on the market for a long time. I would think they are only allowed to charge for selling it if you decide to turn that down and sell it yourself.

    If you have any problems consult with the fair trading department locally or the Citizens Advice Bureau.
