Wow, This is one helluva a thread. We've just this last week put our house on the market, yeah, I know, bad time etc. etc. It's with a local EA & I've also bunged it on Gumtree, (I've included the EAs details, don't want to make 'em feel cheated) So I hope I get some viewings like tbumps has, not had any so far from the EA. Right, my reason for posting. I got a call today from a guy who had seen my ad on Gumtree, & he offered to give me a weeks free trial with his company called "notestateagents" saying that my property would be listed with at least 18 or so property web sites. After a week, if I stayed with 'em, I'd then be charged a one off payment of £150 plus VAT to continue to be listed on all the sites he mentioned until the property was sold.
Anyone heard of 'em?0 -

my husband and I have got itchy feet and are thinking of moving, well we do really want to move. can you give me some idea on where the best place would be to get a hip done and how much it costs? do you leave this to the estate agent? Also how much does the whole selling and buying cost in fees? it's been 13 years since i last moved and i can remember. our house is worth about 160k. If i can get a rough idea that would be great. we have having a decorating spree this weekend, before we get our house valued. someone told me that with the agent and solicitor fees it will be about 10k is that correct?

there are various threads about doing HIPS themselves and saving money, i paid EA £300 for mine
i think i've budgeted £1100 for the sale and buy costs to my solicitors
also i think 1k to solicitors.

i just used hips4u and it was a quick phonecall then they emailed me a form to fill in which was really easy then about two days later a surveyor came round to inspect the house for energy efficiency, he just checked thermostats on rads, windows and the loft for lagging. I got his report via email the following day.
total cost £212. It was the cheapest quote and was all done within a week. Its a 3bed terrace btw.0 -
it s a better way to avoid brokers who costs much in spite of that search your options and type of your plan and budget in websites you may get valuable informations free of cost0

Can also recommend Hips4U, very quick. Just make sure you have your debit card to hand when they call as credit cards are charged extra.0 -

I recently inherited a house in Scotland and am trying to get it on the market at the moment. I'm not terribly up on the Scottish system so I'm hoping someone can offer me a quick bit of advice. I'm sorry of this isn't the right place to ask.
Does it matter where you get your Home Report from? Is it best just to go with the cheapest? I'm thinking of using this company http://www.surveyscotland.com/ does it look alright/legit?

Most properties are sold and bought via Solicitors in Scotland. It is quite normal to pay a marketing fee upfront, we did this in order to get ours on the solicitors property centre's website for our area (equivalent of Rightmove in Scotland-gathers all the solicitors properties in the area on one site and some have a shop of their own as well)0
