    Hi,

I've been on the market with HouseNetwork since second week of September. Pleased with the service - i'm selling a flat in Manchester city centre which would suit a FTB or a non-FTB. I don't think i'd get a better service with anyone of the estate agents i spoke to around where i am. I was wholly unimpressed with them. They also want 2% plus VAT which i think is ridiculous.
  • Has anyone recently managed to get an EA to work for them at 1% of purchase price and no lock ins on their contract? I ask because the latter certainly seems a no go. Most round here seem to want to lock you in for first 3 months for 'sole' agency or not represent you at all.....

If its to stay a a sticky this thread needs cleaning up, it's too full of spam (since removed) or questions that should have their own thread elsewhere.

WEBSITES TO MARKET YOUR OWN HOME
Ive had my house on with two agents who both fail to return calls and when I did a mystery shop and asked them to send details of houses within the price bracket I was selling at, sent info on houses £25-£30k above which didn't include mine.
So thinking of DOING IT MYSELF. Does anyone have experience of advertising their own house on one of the house selling websites where you pay a fixed sum and do the work yourself? eg houseweb.co.uk

I bought my current house 12 years ago from Mr Mansi who put it in Loot. He asked £166K but I said I couldn't afford it so he asked for £155K. I paid most of it with cash. He only had 3 people look at his house, one was me, I don't think l gave him any trouble. I by contrast went to a local estate agent to sell mine. They sent loads of people round. it took ages to sell. I had to pay their fee. They recommended their favourite solicitor who in my humble opinion was useless (drunk on gin I think, used an old map of the area for his search-it didn't show the estate built in the 60s). So I reckon Mr Mansi did far better than me.
  • Hi there,

I've bitten the bullet after a few months of getting nowhere with Houseweb which was cheap but didn't get anywhere - I had 1 interest in 5 months. I decided 2 weeks ago to try out one of these 'online agents' a few of them look good like Housenetworke.com but I went for Housesimple.co.uk in the end as their photos looked better and when I spoke to them they sound very personable and really thought about the best approach. Anyway - so far so good - I've had 7 viewings already which is great..no offers so far but I'm confident it's going to happen. I wish I done this a few months back. I think the trick was to get your house onto Rightmove, Primelocation etc. which you can't do with Houseweb and the other private owner sellingwebsites like Littlehousecompany etc. I think Online estate agents are probably the best way to save money without losing time as you get onto all the key wesbites where the buyers are.

I'll let you know how it goes but It seems to be looking good!

This one allows people to add their homes for free (no catch!) ................. think it's a case of getting it mainstream to make it work, maybe a TV ad will do the trick?
  • It is important for realty investors to understand the different types of properties, as well as which ones produce the most income. Investors can specialize in one specific niche such as house flipping or wholesaling, or develop diverse portfolios consisting of a variety of investment properties.
  • Hi,
All the above tips are no doubt very helpful for those who wants to sell their property or their house as, it is like very important to first check the price figures and then go for selling your property so that it will not problematic for you to sell a house.

    Thanks!
  • Hey , gret thread - however im in a little bit of a pickle!
I live in a mid terraced house and am thinking of selling - the house next door is empty and has run down terribly in the last couple of years , very tatty looking , a few tiles coming loose etc.
I have approached the homeowner who lives in the village and asked him what he intends doing with the run down property [and his answer is basically 'nothing' he is not bothered]
Could this knock down the price of my property ?
    What would you do ?
Legally is there something i can do about this run down property next door?
    Any input is good
    Thanks
