    I have been stumped well and truly unfortunately. I marketed my property with a very well known estate agents. I'm not sure if I can name them so at the moment I won't unless admin tell me I can. They managed to convince me into signing up to free HIP pack if I use their sols. This HIP pack is going to cost me £550 if I don't sell by November or if I leave them. However, they have messed up in the dimensions of my lounge and despite being told to sort it, they haven't bothered. They are advertising that my lounge is 6ft wide!!!!! Are they in breach of their T&C's? Can I sack them off for this reason and go with someone else as they are not doing it for me!!!

  • i think all hip pack prices went up this spring - i got mine for 169 plus the vat from hipsdirectonline.co.uk however they did add on an extra amount for my local authority but that was minimal - it's all frightening though i think you're right - the free hips are never free!
  • I am looking to sell my house soon and had 5 different agents round.
    They all seem to have the same lockin period of 12 weeks. I haven't decided which one to go with yet, but in the current client do you think it will be possible to get the lockin period reduced?

    Also 2 of the agents are estimating my house to be 10K less than the other 3

    Hi Rich767 and welcome to MSE!

    We had six round. Four out of the six homed in on essentially the same basic price. The other two were market pessimists, and went around £25,000 lower. Nearly all wanted 12 weeks, but it was pretty clear that most of them would negotiate on the 1.5% and also on the 12 weeks.

    One silly trick used was: “we charge 2% but I will give you a reduction to 1.5% if you sign up by…”. I think his name was Bjorn Yesterday.

    You might need 12 weeks though. You have to give them a decent crack at it if you’re in a bad area for general speed of sales.

    Something to consider, looking at what the six wanted overall, they were 10 to 15 times the Housenetwork price, and Housenetwork do a great looking spot for you on Rightmove.
  • I have just placed my house on the market in silvertown, next to city airport, a 3 bed terraced. 18 months ago I did the same thing and the asking price was £2750,000. Now the agent has advised me to sell at £239.950. I don't know if I am doing the right thing selling now or wait until nearer the olympics

    That's a drop of £2,510.050. Can you really afford to drop it by two and a half million pounds?

    My guess Christineella would be that if you can, then wait until nearer the Olympics. You don’t have to take the EA’s figure though. Why not get two more valuations?

    You can always change your asking price.
  • Hi i have just joined here today and read this i wish i had seen this 9 months ago as that is when i put my house on market it is still on market and i have had no one come to look at it i went with first estate agent and signed to them but we had one viewing for today and then got a call this morning to tell me they had cancelled no reason why can anyone give me any advice on what to do now as we need out of here.

    Hi bestestm8! Welcome to MSE! :)

    You might be better off starting your own thread here in House Buying, Renting & Selling, and giving clearer detail on where you are, what you’ve done, type of property, any problems, etc.

    I’m sure you’ll get some advice, but the quality of advice is always relative to the quality of the information we get from you.

    Your original post is a bit hard to read, so if you post in greater detail, could you break it up a bit?
