    I managed to get my EA down to 1% with no contract (already doing no contract) and only 1 weeks notice. They were eager for my business and had competition from another EA which helped.

    I would seriously weigh up the pros and cons of spending vast amounts on home improvements. It's a lot of money with no certainty of a return. My view has always been that all you need is a light, fresh canvas for people to project their own. So good tips.

    Although I see your point and I am definitely not disagreeing - just putting my story out there, My husband and I bought our house a several years ago and have spent nearly a quarter of the value we bought it for on doing it up. We are about to sell now and have interest after putting our house on the market for over 6 times the price we bought it for.

    I know that the current 'climate' makes buying and selling hard, and there isnt much of a market increase in house prices, but all I can say is I totally believe in home improvements - even if it just makes you feel better in the comfort of your own home. I guess its each to their own in this case.

    Selling houses on eBay - has anyone tried this & is it worth it for the exposure? Costs £35 for a classified listing so not too much but more expensive than Gumtree etc. which has already got us a few viewers...

    Fixed price property agents are the only way forward and will become the norm once everyone sees the benefits.

    Tesco wil be launching their fixed price deal over the coming weeks at a starting price of £999.00.

    This is no new or clever way to sell property. Regional companies have been providing this service for years at half the price and offering much more for your money.

    Good example is our local agent £499.00. This price gets you valuation, sign, advertising on Rightmove, particulars and brochure, mortgage advice. Personal and professional local knowledge.:T:T:T:T:T:T:T:T:T:T

    And for those requiring the security. attended viewings can be arranged.

    Open your eyes to the fair pricing of fixed rate agents, its expensive enough with the home report scam, mortgage fees and all the other costs involved with selling houses without throwing away money on expensive Sales Agents. :(

    Payment is made up front otherwise a deferred payment can be arranged to cover fixed fee and home report costs for a period of 9 months. Local company has been very successful building all new business through referral from clients.
    Have heard google is now looking at property sales nationally as well.

    Why all this complicated negotiating, use the services of a fixed rate property sales agent. Has been going on for years. These guys provide a professional service better than any property sales agent at a fraction of the cost our regional fixed rate property agent costs £499.00.
    Tesco is ready to launch fixed price agency for £999.00 for a lesser sales package. The profiteering days of the high street estate agencies seem to be coming to an end.
