Sounds amazing Kitten! A project sounds fantastic - with all the work that needs doing does that mean it's a little cheaper than budget maybe? That would be a big help for you right from the get go :D

I've been spectacularly dim. I didn't know you had to immediately instruct a solicitor when you get an offer. I got the offer Monday and have instructed today but now my buyer is freaking out and is saying she'll pull out. I genuinely did not realise and the estate agent didn't say I needed to. When I said I was waiting til I found somewhere he said it was fine. Today he's telling me off like I'm a moron. I understand why she's kicking off but it's a bit dramatic to pull out.
I feel stupid and worried. They threatened to offer her another property in my block that came on today. I've done all I can in one day. Beyond frustrating that it's Friday and I can't do naff all til Monday. Plus we can't get our offer sorted til Monday either. I've created an utter drama by accident.
Plus we can't port our mortgage like I planned so losing out on £4.5k and having to pay a broker.
I don't think I'll calm down. So much new debt coming our way. Xx

Oh Kitten, try not to stress too much - your buyer sounds a bit pernickety, maybe overly stressed and worried if it's the first time she's been through it?
Pretty poor of your EA too though, offering to show her another property instead of yours - that won't save any time as you've now instructed your sols. Ignore them!

Bad news about the portability of your mortgage, that must be such a blow. Hope things start to go easier now :D

How exciting for you kitten. My sister recently moved and found it really stressful trying to coordinate both buying and selling, at the same time. If it's your Estate Agent who is putting pressure on you, I'd point out that they are working for you, not the other way around. My sister had some issues with her purchase and the Estate Agent wasn't passing on messages to her seller, so in the end, my sister approached her seller and they sorted it out between themselves.

Whilst it is stressful, it will all be over in a couple of months.

Every time I try to write on here something happens so I never get to post. It's looking rather neglected around here.
It's impossible keeping on top of everything with hubby home. Finances and routines and tidiness up the wall. Which would be fine if we weren't selling our house!
Looks like we may be able to port our mortgage! On a wish and a prayer if they ever send out my child tax credits.
I think the trick with all this will just be doing everything as quick as possible.
I'm quite stressed but I'm sure it'll all be fine.
Moving is making me want to declutter again. Quite radically - bed and sofa in the bin and sell all the rest. Must stay calm lol

    Love you all xxx

Thank you both for your words of calm.
Exactly what I think chanie. Paying them an arm and a leg and they threaten me. It's mad isn't it.
    Very excited x

I would gently remind them that they are working for you and not your buyer.

Well tomorrow is moment of truth. I did kick off about it. I rung back once I'd actually taken in what they'd said. Should get all my solicitors packs tomorrow and I'll try to ring and make an appointment with my 10 ton of paperwork. Haha x

Buyer has not pulled out! We've had her surveyor round. Our solicitor lost our id then blamed me for taking it. I didn't. Didn't apologise. We've had to go back in. They couldn't even take our payment til then. So nothing's happened.
We made another offer after the first one was declined and they haven't responded. Its all taking so long it's driving me insane. I've been patient but now I'm full on stamping my feet. First offer took a week for a response. I want to move on but there's nothing on the market here. And the more I work out the figures the less I work out we can afford. If they reject the next offer I think we might walk away. Who knows. But we've already picked out paint and kitchens and all sorts.
    This takes so long.
Hope you're all well. Just too frustrated. Xxx
