    Thank you Bob, I've really appreciated your thoughts over the past few months.

    In other news we made an offer on the house, which was rejected. We are going to offer again tomorrow but we aren't prepared to pay full asking price so will see how it goes.
    Our Mortgage advisor is absolutely lovely and sat with us for over 2 hours while I rambled about the worries I have - the fee isn't as bad as we thought it might be and isn't payable until we get the keys so I'm sort of thinking along the lines of surely he wouldn't put all the effort in if he didn't think he could seriously get us a mortgage?
    Trying not to get ahead of myself but staying positive!
    Looking forward to my city break (although it's to budapest which seems to be in the news quite a lot over the past few days so wish me luck!)
    I'll write again when I'm back unless by some miracle we get more news before I fly tomorrow!

    Thanks all you lovely people, the break was fantastic! Stayed within my budget and had a brilliant time! Beer bike, thermal spa baths, bus tours, night cruises....I could do it all again now!

    On the bad side...
    We offered again on the house (the amount the agent told us the vendor was looking for) and we were asked to give them 24 hours to think about it, which we did. OH was dealing with it as I was in another country! We had a call to say they had a near asking price offer and wanted to know our final offer along with proof of funds etc. I was away so OH asked if he could talk to me and get back to them, no problem.
    That was Friday. We have heard nothing since, the agents won't answer or return our calls or text messages and emails. There is a sold sign at the property (went up on Friday PM) and it's been taken off the website. We are both absolutely fuming about it, the customer service is shocking! They knew we were prepared to offer more, and advised us to offer the low amount as that's what the vendor would take for a quick sale (on the market for 5 months) I feel like we've lost out on our dream house because they advised us incorrectly.
    I know there is nothing we can do about it now, but we are both devastated. My new (constant!) mantra is what is meant to be will be so I'm repeating that about 50 times an hour.
    Sorry to rant, I'm just so very angry about it!
    Hope everyones weekends were enjoyable and the debt busting is going well!

    Oh Kirsty I am so sorry. There is nothing anyone can say to take that sting away. Yes the agents definately acted unethically. But sellers can be funny too. They must have instructed the agents to act as they did.

    Thank you all! It was lovely to get away, especially to see such a beautiful place.

    I've been to see another lovely house today but it's a little expensive. Taking OH to see it tomorrow (he's really disheartened by the other agent and didn't want to view this one just yet)

    My parents have transferred the money to pay a chunk off the vanquis card which I did within about 30 seconds of it appearing in my bank! Happy Days!

    I agree Bob, if it was meant to be we'd have got it. There's a reason we didn't and I'm wondering if this house might be it - it's so much warmer feeling when you walk in and the vendor is actually a workmates daughter so I've got the added bonus of knowing all about what was done to the property as he has been the one to do it. The whole place has been replastered, had new windows and new boiler and new flooring fairly recently so although it's more expensive it needs nothing except decorating to our taste. Fingers crossed OH likes it - he looked at all my pics yesterday and even went as far as to say if he likes it as much tonight as he does in the photos and property details he wants to put an offer in there and then....eeek!
    This type of property seem to be selling like hotcakes at the moment round here so I think we would need to get a wriggle on.
