We have been on the market for just over a week and have had 10 viewers, two reasonable offers and have two second viewings tomorrow. I have to write them down as I get a tad confused and can't remember faces or details for long (age thing). I think we are very close to an acceptable offer but am in a panic as we can't find a house to buy where we like. It is all so stressful and I often ask myself if I am up for this at all! I think I remember feeling that way on other moves though.0

Well another day of waiting here for us. Waiting to hear if the people who say they are interested and are sorting their finances, actually come up trumps. Otherwise it's waiting for the other 2nd viewers to get back as they are away.
I feel like everything is revolving around this at the moment and we're not even in the stressful stage of dealing with solicitors and so on! 12 weeks from today we're heading into a November move, taking a 12 week average turn around. I am scarily aware that Xmas is looming as is bad moving weather (we're moving horses as well as humans).Debt - CCV £3792

Got our first offer last night from a guy who just knocked on the door. BUT its £10 k down on what we are after. Rang him last night and explained we would look at offers £5 k less but that was the lowest we could go. He is still wanting to bring his wife round to look so not ruling it out yet.Totally Debt Free & Mortgage Free Semi retired and happy0

Have you looked at your EA contract to see if you are liable for a fee if you sell it privately?

We are with an agent but under the contract if we pull out and then sell to someone they introduced us to then we still pay them (seems fair) at the moment they don't know about this offer but I did tell him when I rang last night (Asian man who would only speak to a man about the offer) if he wants to make it an official off then go via the agent.
I would have thought the EA could claim they were involved as if he had not seen the For Sale sign he would not have knocked on the door but not sure how they would prove that.Totally Debt Free & Mortgage Free Semi retired and happy0 -

I know exactly how you feel, DebtFree. You sometimes wonder why you get yourself into the situation. Don't worry about a Christmas move though, it can be done. Five years ago this coming October, we found this house. We had nothing to sell as we had sold up and moved in with my daughter for a few months. The sellers here wanted a quick move. We actually moved in here on 21st December, in the snow. Our stuff was coming from storage in Surrey and we were not sure if it would get here. But it did. We had arranged for the heating etc. to be left on and the family turned up that evening and remarked how it looked as if we had always lived there. Christmas tree and decorations up, the bed made and we had a great Christmas that year.0 -

I have been amazed at the number of husbands who come to view first then bring their wives for a second viewing, one even made an offer before his wife saw it. It wouldn't happen in my relationship, lol.

The first time my wife saw the house we're in now was when we moved in!!!! :rotfl:
It's a long story but basically we were in a huge rush to move.0 -
Our buyers have pulled out this morning. We were so close to exchange (completion date being estimated at 28th Aug), and they were super keen on our house. Turns out one of their grown up daughters doesn't think it's their forever house. The 2nd time in two weeks that the rug has been pulled from under us (a buyer lower down the chain pulled out on the last day of exchange).
Just gutted and back to square 1 :-(0
