Waiting For a Buyer! Anyone Want To Join Me?

Hi all, thought I'd start a thread for everyone waiting for a buyer seeing as that's what I'm doing at the moment.

House went up for sale on the 25th of March and so far we've had just one viewer, who then offered, which we accepted only to have them pull out a week later.

House is priced competitively in my view so I'm trying to stay optimistic.

How's everyone else doing?

    West Midlands in a 2 bed starter home type property. There are loads of these types of houses on the market hence my (what I think is a) competitive price.
  • What condition is the house in? - ie
    right dump,
    pretty okay but not that up-to-date,
    obviously recently done,
    modern AND luxury standard?

    Our 2 bedroom house in a suburb of a town with an NN post code area was marketed with a local agent on Thursday 16th April.

    6 viewings booked in for yesterday (Saturday) morning and 2 buyers have offered at or above asking price. Currently weighing up the 2 offers (higher offer not always the only consideration) and looking to make a decision tomorrow.

    Luckily for us, 2 bedroom properties in this suburb are scarce and in short supply and demand is high.

    I'd say it's average, the kitchen and bathroom will need doing in the next 10 years but apart from that new paint and floor coverings would make it shine. It's also very neutral because I'm a massive fan of magnolia walls and white ceilings.

    It's certainly maintains parity with the competition for the price. It's an end terrace and some mid terraces are priced much higher.

    Things are certainly nothing like that around these part (B6 postcode).

    The worst thing is we had an offer accepted on the house we wanted before our buyer pulled out. :mad:

    Yep, im in the waiting for a buyer club!


    3 bed semi, 1 price 'correction' (read: we were over priced for the first 2 months) and have been on the market since end of Jan. Had 8 viewers but so far 2nd viewings/offers.


    Most have decided to go for another house, or said it was too small for them. Awaiting response from 1 couple who viewed yesterday.


    Had a couple of other EA's around since instructing, both of which they can see no reason why it wont sell at its current price, or anywhere that we need to improve upon. I think we have just been unlucky, and the immediate competition is has slightly more to offer (either garage, or conservatory).


    Annoying when you have found the place you want to buy and hoping that it does not SSTC before we get our chance!


    Also annoying is the 3-4hour clean-up to get the house spotless for each viewing!

    This.

    We have 2 kids and 2 dogs in a small 2 bed house and keeping it uncluttered and clean enough for any potential viewings is a nightmare. I've filled my parents garage along with the loft and every cupboard we have.

    We have to hide a few things in the boot of the car for viewings it's that bad. :rotfl:

    I was in your position this time last year. Can't you ask EA for an Open Day so you only have to clean up once?

    I could ask for an open day, but you will always still get viewing requests when new people come on the market looking or houses. There is no g'tee that an open house will work.
