    Yes us too! Our house went on the market last Thursday. We had 1 viewing on Friday and 2 on Saturday. 1 today and 2 booked for Saturday.

    We are in an area where 3 bed semi’s sell literally the day they come on the market but 2 beds (which ours is) sell a little more slowly as there are more available (old mill town).

    Feedback we have had so far from the 3 viewings was 1) buyer wants to live in another town 15 miles away where it is cheaper 2) Didn’t like the layout 3) Didn’t like “the position of the property”

    I guess they are all things I can’t do much about. Although the layout one was a bit strange as it is what would think of as a “preferred layout” -large open plan kitchen diner with French doors to garden, separate hall, separate living room, and then two large double bedrooms with a hallway and bathroom between them)

    However our house is ex-council on a street where all houses are now owned. It is also set back from the road so whilst there is parking in a bay you do have to walk to get to the house you can’t park directly outside. I think these things will undoubtedly put some people off. I will give it 4 weeks and then drop the price – we will be making a nice profit from when we bought it 3 years ago so we can afford some flexibility on the asking price.

    Agree with cleaning up! Luckily hubby is away for 2 weeks so I can just clean up after myself and leave the house as clean as possible every morning. Boot of car is stuffed with things as is every cupboard/loft/under beds! Although I have hung all my washing up this morning in the garden then I got a call saying they are showing someone round at 1pm!

    No, that's why I phrased it like that. It just makes a lot of sense to have some indication as there are a lot of potential buyers/sellers on here!

    Unfortunately, they are all looking at Greater London, west. I will be joinging your thread soon too - selling in London Zone 2.

    I have no idea what they actually went for but as a pricing guide marketing at 11k less for no garage doesn't seem too far off the mark in my view.

    Mine is on the market for 99k but I don't automatically expect to get that.

    I suppose it's a balance between not wanting to let it go too cheap and but still get people through the door. I suppose at the moment the lack of viewings is suggesting the price is on the high side.

    Our flat went up for sale 8th Feb. Haven't had a single viewer (one guy booked but he then cancelled). Reduced the price twice. Will drop it further but want to wait a bit before we drop again.

    ...and we have another FTB'er wanting to view, this Sat at 10am when I will be at work.... looks like I have a busy Friday night then getting the house spotless!

    Viewing done, seemed positive but I'm not getting my hopes up.

    Really nice people actually. Will now spend the next 2 days staring at my phone.

    That's the killer isn't it. Having nice positive feed back and "oh, I really like it" only for them to turn around after the agonising wait staring at your phone to be told "they like it, but they have offered on another..."

    I'd love to just have a viewer tbh! Flats are just unwanted in the city I live in, because houses are so cheap :(

    I know it's tough but try and stay positive. It's a tough market in some areas and selling certainly isn't easy especially if you can't afford or don't want to let your place go for bottom dollar.
