You are allowed to pay for repairs out of rent money. Normally it is good practice to get a number of quotes and use cheapest, etc., but in this case I don't see why you can't pay your rent to the Corgi guy. Tell your landlord that is what you intend doing unless he settles it himself.

Not sure what relavence this bit has though?He is asian, moved to the uk when he was younger, hes about 55 now. He worked in a factory all his life until he had enough money to buy a property to let, and built up from there. I dont trust him in the slightest.0 -
Sounds like you have a case for reporsting him to local authority under Housing Health & Safety Rating System too.
A gas safety certificate must be issued on a rental property every 12 months and any interim works undertaken must be done by a CORGI registered fitter, or at very least checked over & certified by one.
