You should not have added that you might consider him moving in the new year and the price.

If no change in a week, give her notice,

I would also give her notice that the notice is changing to a week( I recall you said it is a month)
  • So has the lodger given any response to this letter yet?
"You were only supposed to blow the bl**dy doors off!!"
  • I also don't understand why you are being so nice about this and not just getting rid of her? She isn't going to change so don't fool yourself that things will change.

Are you worried about finding a suitable replacement?
  • She leaves clothes in the washing machine for days on end, leaves her laundry draped round the living room to dry, never washes up and her room is so dirty it's started to smell
Why have you put up with her for so long? There must be other people looking to rent a room who would be better lodgers than she is.
It sounds like her boyfriend already has moved himself in if he's spending that much time there. If she doesn't do all the things you've listed in the letter and cuts down how much time the boyfriend spends there I would seriously consider giving her notice.
  • When I was a lodger almost 30 years ago, my LL made it clear that overnight visits by 'friends' were only allowed on Friday/Saturday nights, with such visits occurring at a frequency no greater than every other weekend.

You know she has to go. Putting it all in the letter must have clarified it for you.
    Best of luck.

I have considered giving her notice, the reason I have not is because I have not said any thing I would be a bit unfair. she knows now so she has to make the changes.

As of et she has not said any thing I was out last night and she was working im out again today. In saying that I have not had any message or yet either weather I should expect one is another story.

I guess I put up with it because it was not bad before, its not always been this way, things slipped nothing was said so I can only assume she thought it was ok.
  • She / They sound like a pair of pigs, sorry but i wouldnt allow someone to live in my home and treat it that way, Do you smoke yourself ?
