Good Morning and sorry for such a delayed response - we are here but not 'chuckling' re the thread though.
We don't appear able to receive PMs so we monitor MSE using their forum tools as well as other software for mentions of Land Registry on forums and social media in general.
These alerts are received on a daily basis with MSE's coming through just after midnight whilst others may be late the same day as the original post. As such we will often not see the post/thread until the following day so apologies for the delay you may experience re some posts.
In short there is nothing else to do from a registration perspective other than what you have already done, namely contacted us with your view/thoughts.
Although by the sound of it you have not made a formal application to either register your ownership (you mentioned the land is unregistered) or to amend an existing title to include the additional land your enquiry should receive a response fairly quickly.
The registration aspect is of course only one aspect of trying to 'protect your ownership' and I would recommend seeking legal advice as to what legal recourse might be available as well such as eviction or other action leading to the removal of anyone from your land.

I am in process of having my Title corrected.
What is the best way to proceed with this please? and is there a charge for it (wondering how much if so?).0 -
moneyistooshorttomention - in your OP you mentioned contacting us only but now state that you are in the process of having the title corrected. Has your enquiry been treated as an actual application then?
If not then I would simply wait for a response from the office dealing with the matter and they should advise on next steps.
An application to correct the register would not normally attract a fee but if you are asked to apply for first registration then I suspect a £40 fee would be payable.

To receive PMs, you need to click on "user CP" further up this page.
on the left is then a column headed "control panel", about half way down is a button marked "edit options" clicking on that opens up another page where half way down you will see a tick box marked "enable private messages" Ticking that allows you to receive PMs.

Sounds like moneyistoshorttomention is trying to register the land at the same time as the neighbour pursing adverse possession, will Land Registry automatically realise that the piece of land is the same in both cases?I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I think it may be "technicalities" of this might involve me applying for "First Registration".
Not sure whether what I need to do is apply to amend Title (to include that bit of land that is mine, but isn't on the Title) or First Registration.
I gather that amending my Title means a form AP1 to be completed by me.
Presumably there is a form to fill in for First Registration. What is the title/number of this form please? I presume I can just ring an LR office and ask for it?
Which do you think is the more likely procedure I need to follow here? I am beginning to think it might be First Registration.
I think my neighbour might be after First Registration? If this is the case, then I presume the LR will judge both our applications to see who is the "true owner"?0 -

The devil is always in the detail silvercar but if the land is identified in the same or similar way then I would like to think we would realise it was one and the same.
In the absence of any claim/registration supported by deeds then I would assume that the applicant would use current Ordnance Survey detail which in turn would make the realisation that they were one and the same quite clear.
For the OP the issue is whether you are claiming the land should have been included in your title in the first place or whether you are now seeking to claim it through some other means. In the former case I would probably expect you to apply using form AP1 and in the latter form FR1.“Official Company Representative

1. By "current OS detail" - would this mean me submitting relevant section of OS map of the location?
2."claiming through some other means" presumably means trying to steal it by "adverse possession"? Are there "other means" to try and claim land besides the rightful owner having it put on their title on the one hand (with form AP1) or the other person trying to use "adverse possession" to get it on the other hand?
Whereas, the rightful owner (ie myself) would submit a form AP1?0
