A neighbour is now trying to claim a part of my garden under "Adverse Possession".

I've sent off an urgent email to Citizen Centre of Land Registry giving the evidence I have that it is my land.

Is there anything else I need to do at this stage please to protect my land?

"Claim" in the legal sense or by the act of actually using it ?

    Both basically.

They are using it and they are now trying to claim official ownership of it.

When I've checked out the side panel type thing by posters names before now I've not been able to spot a way to send a PM to the Land Registry person and it looked as if its not possible.

Have I missed something and it is possible?

You've allowed them to have exclusive, unchallenged use of it for twelve years?

    Is the land registered?

I think OP only recently moved to the house - so it may be a case of proving the neighbour only recently annexed the land...

If you recently bought it you'll likely be able to do something after the fact with the vendor wouldn't you?
